Shocking Service from Regus Legal
I hired an office at Regus Roodepoort (Constantia Kloof) from 2023 - 2024. I moved out, thought that everything was fine and paid up, until today, 6 October 2026. I received the rudest email I have ever received from their legal collections department, saying that I owe R4160.72, threatening to list me on a credit bureau, as well as with court proceedings, interest and legal fees etc. All of this without as much as a statement attached. So I sent an email back asking for a statement, but expressing my disgust at their unprofessional approach. I am willing to pay my debts, but I cannot so this without any communication from Regus. How do you wait more than 2 years to follow up on outstanding monies and then do so in a very unacceptable, unprofessional and utterly rude way. I referred my sister to Regus only last week and she signed up for an office - little did I know what was waiting for me! Don't be fooled by them, the advertised space is always more because you have to pay for every little thing that is "extra", i.e. generator fuel, coffee, tea, good and fast internet, parking and the list goes on. Needless to say, I am so done with Regus. I do not recommend them and urge potential clients to read their contracts very carefully before signing up. This is no way to treat someone who was loyal to them even when my business struggled financially.

STAY AWAY FROM REGUS
Stay very far away from this company. I want to pay by EFT, but they then charge a 1 month retainer fee, for what just because I want to pay by EFT for a "Virtual Office" which is not even a physical product but as it says, Virtual product. They also add several charges such as prorate fees, activation fees etc. It is most certainly not an affordable way to get a professional business address, then also I clearly asked for a Month To Month service and then they made it 24 months agreement. When I query this they tell me I have signed and agreement, and i request cancelation of the agreement I get threatened with legal action and collection department, Collection for what, I have not even activated or used any of the services and it is within the recognized Consumer Protection act cooldown period prescribed by the laws of South Africa. I am no longer interested in the deceptive services and therefore I WILL NOT make any payment at all. Do not threaten me with collections and legal stories. I suggest you get to know the consumer protection ACT first. Why must I pay retainer fees because I choose to pay by EFT which is a LEGAL acceptable payment method in South Africa - Explain that to me. I don't care what your "House Rules" say, I also have my own House Rules and Policies - Deal with It, I am your customer not the other way around. "If you do not update your default payment preferences by the 24th September you will be charged a one-month retainer that is refundable at the end of your agreement." Communicating with *** the agent also seems to get you no where in resolving this matter. Take your services and go and manipulate others that are willing to accept this ****, but not me. Don't think your ill threats will scare me, we can do this the amicable way or whatever way you want, but you wont take me for a ride, I DONT CARE what your House Rules, and agreements say - Do you understand me? Now for the rest of the world - STAY AWAY FROM THIS company, do not use their services and do not engage with them at all. It is only a blatant **************** and to my likes a ****. Do not threaten your clients with all sorts of stories, I have deliberately not made payment and I will not make payment either for something I never made use of or going to use in the first place, because your company is not transparent, and to think that you can just say I must pay you a 1 month retainer because I choose to pay by EFT is madness and you can forget. EFT is a legal payment system in South Africa, why must I be penalized for choosing EFT as a payment method?? In South Africa, a contractual cooling-off period is a set number of days where you can cancel specific agreements for any reason without paying a penalty. You have 5 business days to cancel a contract made through direct marketing (such as phone calls, emails, or uninvited visits to your home or work). I did query this within 5 business days and had no response from Regus. I am not obligated or under any contract agreement with Regus. Further to this: When the 14-Day Cooling-Off Period Applies Under consumer protection rules like the Consumer Contracts Regulations, a 14-day right to cancel generally applies to: Distance contracts: Purchases made online, over the phone, or via mail order. Since I made this agreement entirely online and phone the 14 day rule applies.

Rude receptionist
I visited the Regus business center at Clearwater for fingerprints. At the boom gates, they ask for your ID but don't have the POPIA Act displayed anywhere. In the building itself, there was no receptionist present. I stood at reception for 5 minutes feeling lost, not sure where to go, as the boards that are supposed to display the companies don't have the company that I was looking for listed. She eventually pitched up from lord alone knows where (from the outside of the building that she is employed at). She sauntered in with an earpiece in her ear, speaking. She finally acknowledged me but was as rude and cold as anything. She coldly told me the procedure and told me to sit. She didn't offer me refreshments or anything. After she helped me, she just played on her phone instead of having situational awareness. Then a minute later, a pair of guests arrived and she treated them equally badly. She treated all 6 of the guests there in that 30minutes as if we were an inconvenience to her. The lady that was supposed to do the fingerprints came in and assisted the 1st guest. He was done and left. The receptionist didn't pay attention to the room. Only when the 3rd guest got up did she tell me I could go through. She also was terribly rude to that 3rd guest, as she told him, "I told you that you are after the others." I was a receptionist and this behavior is absolutely unprofessional. She is rude and should not be a company's first point of contact. However, the lady that did the fingerprints was amazing. Friendly, patient, and very good at her job and she deserves 5 stars!!

HQ (REQUS )
Refunds have been ********ly delayed for six months, despite a contractual 30‑day refund clause . During our transfer from HQ Village to HQ Hatfield, November rental funds were unilaterally converted into a “restoration fee” without consent, despite assurances of seamless transfer. The current unauthorized charge of R25k demonstrates a continuing pattern of deceptive billing. On 10 May 2026, HQ Hatfield issued a renewal communication requiring a decision before 1 June 2026 — providing less than 21 days, despite the contract requiring three months’ notice. I as the principal signatory used the one‑click mechanism in the email to indicate non‑renewal. A WhatsApp screenshot confirming he terminated the contract was shared with our office manager. The reminder email simply stated “click” and did not explain that further portal steps were required. HQ cannot disregard the mechanism it provided. the following occurred - Data Privacy Breach (POPIA): On 15 May 2026, payment reminders containing sensitive information were sent to unauthorized staff members. On 1 August 2026, we were issued two invoices (Top up retainer and September rental fee when enquired they said it's “auto‑renewal.” This is unacceptable. they usually issue us with a manual mandate for us to sign. after the auto renewal no contract or update was sent to us. on the 27th of July the office manager went to the reception to confirm if the termination is showing on their system ,and she was told that it is not showing and requested for a way forward and she was assisted with the termination on the app and the confirmation of sent to the email said 31st march 2027 and enquired why it is like this and was told not to worry . Friday the 31st HQ manager called wanting to find out about the reason for termination ,are we going to work from home ?with which i said i am not sure i will confirm and revert back and then enquired about the cancellation date and said she will revert back ,till date no response . The portal now shows two active contracts simultaneously: • One ending 31 August 2026 (our signed agreement). • Another automated account ending 31 March 2027 (with new fees and retainer charges), despite cancellation being confirmed with staff on 27 July 2026 . We sent several emails disputing the invoiced charged, logged and tickets we are now being ignored and we want to move out on the 30th of august The fees charged for restoration is a **** the ask the cleaner to vacuum and wipe the walls yet they charges are R340 per square meter even though you didn't damage anything ,daylight *******. Breaches of Contractual Obligations Clause 1.2 – Workspace Not Fit for Purpose: Severe echo defects made professional calls impossible. Management admitted “all offices have echoes” and instructed us to make our own plan. Security Breach: An unauthorized client accessed our private office suite without notice and held employees against their will for four hours. This created fear and led to staff absence for two days ,when she enquired to find out who let the client in ,they came up with stories Current Position We are now trapped with two invoices for September while still in August. This company disregards its own contract terms and customer rights. Customer service hides behind “global policies” instead of treating customers fairly. We served our 12 month and We are leaving .

BEWARE!!!
Nothing but a nightmare having to deal with this company the last year. Please be wary. Do not enter into a lease agreement with them. Hidden costs, unilateral amendments to the contract, escalating costs. I will NEVER recommend them to anyone. They continue to debit my account with new “costs” despite paying them every last cent due. They also will have access to debit your account at anytime which you cannot prevent. Upon termination of your lease they charge you R4500 “restoration fees”. That’s the fee to clean and vacuum your office space when you leave. So glad I’m done with them (hopefully)

STAY FAR FAR FAR AWAY FROM REGUS - I have 1 million regrets
I never thought it possible to be this disappointed. I signed up for a virtual office space in January 2025 - started my own little business. As it grew quite quickly, I needed a private office space - when I signed this lease the office manager did created a new account and this caused a nightmare of billing issues and money being taken from my account which took months to refund. Additionally, there were issues in the space - toilets not working, lights not being replace etc. etc. - fast forward to Feb 2026 - I recieved notice to renew my lease at (wait for it) a 35% increase PLUS I have to top up my retainer with the extra amount. I decided then NOT to renew and find space elsewhere - I cancelled my lease and gave 3 months notice. My last day was 30 April. I was supposed to get my retainer back 30 days later right? As per the contract. It is now 15 JULY - and I am still waiting. I will never recommend Regus - stay away if you value your peace and sanity. They are ******* and sweet talkers who do nothing but promise and gaslight.

Regus/IWG — disgraceful and ********* billing conduct
Regus confirmed in writing that my agreement was for one fixed month only. I paid on that basis. They are now repeatedly trying to charge me for an extra month and claiming their own manager’s written confirmation was “incorrect”. This is disgraceful, misleading and predatory conduct. It feels like a deliberate attempt to squeeze money out of a small business using technical wording after the fact. Regus should be ashamed of this behaviour.
