View on Bowling review: - i dont think tenants know that the cameras in the property are not working. They havent been working since December 2025, and the property manager is not going to fix them anytime soon. - security is extremely bad. Any pedestrian or driver can enter or exit at anytime without signing in or out. There is no security system or code system for visitors. - people here smoke all the herbs and spices, and you (a non smoker) will smell it in your own house. Tenants are not considerate of this issue. -its dirty. People throw their trash near the corridors - we were supposed to get an elevator but the property manager decided he doesnt want to do that. - they will turn off your lights even if you owe R50. - people hang their laundry everywhere. Wigs are hung over the windows! Btw i have only been here for 9 months…

Horrible service, no communication, have to lick their asses and beg over and over and over again to just get feedback and answers. Sold a property in a sectional title that is managed by them and a month after the property has registered in the new owner's name they still send us bills after clearance amounts have been paid and clearance certificate issued. REALLY HORRID service, no caring person, no feedback!! They don't give a rats ass about you, your property or giving accurate accounts. DO NOT buy ANY property that is managed by this group.

Mafadi Property Services has the audacity to include a link in their email signatures asking: "Are you happy with my service? Please leave me a review on Hello Peter". Well, here it is. If you are a property owner or investor, do absolutely everything in your power to keep Mafadi away from your assets. I have invested roughly R6 million into two units at Fores**** Place, a R1.5 billion asset they manage, and their administration is a complete disaster. In August, Mafadi’s automated systems sent me "Final Demands" threatening legal action and blacklisting. The kicker? One of the units they threatened to hand over to debt collectors was actually IN CREDIT. They literally threatened to ruin my credit record because I had overpaid them. When I rep**** to dispute this gross incompetence, it triggered an absolute circus: The automated legal threats were sent from the email account of an employee who no longer even works there. Their auto-responder bounced back, supplying completely incorrect/**** email domains for their own Head of Finance and Head of Operations. Their internal systems are so broken that a Facilities Manager had to bypass their corporate structure and WhatsApp me privately just to do damage control and provide the real contact info. Eventually, their debt collector apologized, admitted the error, and sent statements proving my account was in credit. But it gets worse. How did their accounting department follow up this apology? By completely fabricating my September invoices. They took my August variable utility charges (electricity, water, and sanitation) and copy-and-pasted them down to the exact cent for the new month across both of my units. It is a physical and statistical impossibility to have identical utility usage down to the cent for two consecutive months. To add insult to injury, they generated these new, fictitious bills without even taking the acknowledged credit on my account into calculation,absolutely nothing! To top off this masterclass in administrative collapse, they are actively operating in breach of the Sectional Titles Schemes Management Act (STSMA). They are ignoring formal statutory demands for the building's legally overdue financial statements. Mafadi operates with broken automated systems, ghost employees, fictitious duplicate billing, and zero fiduciary oversight. I am escalating this entire mess to the Community Schemes Ombud Service (CSOS) for severe administrative mismanagement. Do not trust these people with your money

Price do not use this property company to they do not care about you if you don't pay they lock your door they don't look after the building so sometimes you don't have hard water not a good company at all very very very very very bad do not even know how to do the accounts my account is paid up every month and then I get a bill of dead I owe them a month rent in very bad very very bad

I needed an office space for business presentations, I got in contact with an agent called Lunga Nkosi who gave me a lease and said to pay 2 months deposit. The place adn't had power for many years, no service delivery(pile of gabbage is heaped on the corner of the premise), birds **** eevrywhere on the verandas and stair cases and toilets out of order but still open for use. I spent only 3 weeks having moved in after the 7th of June and contacted Lunga around the 16th to tell him I was moving out. The agreement was that I would only pay rent once the power was restored, all the while I had been promised that power would be restored on the 1st of June before I moved in to the offi space I rented but it never happened. When I contacted Lunga and told him I had already vacated the premise and handed over the keys to william the caretaker, he said I need to email him and formally submit my notice for 1 month, which I did and when the month was over he said he would follow up with accounts because there is a penalty for terminating the lease early. To which I rep**** and mentioned all the reasons why I could not use that space due to hazardous and way below standards condition of the premise and I have videos to prove it. Lunga began ignoring me so I contacted Salim, the maintance guy whom I had met once at the premise and he gave me the lady's number who is in charge of accounts, her name is Lilian Bondokoto. I phoned her and explain my case then sent her all the email communication between myself and Lunga then she said she wanted to call Lunga and get clarity first then she would call me back. I phoned her again multiple times before she answered then she said she had responded to my emails, when I checked she wrote back saying I am simply not getting back my deposit because I terminated the contract before 3 years.

The letting agents at Mafadi are ****mers, they don’t disclose fees properly to clients, I have jut been made to pay an admin fee for a place, yet I only went to go view the place and did not sign any application forms, in actual fact nothing was sent to me. Just makes you think how many people end up paying these fees for just being vetted, their communication is limited, as if they want to catch you out. I was threatened by one of their property managers when I asked for my holding deposit back, that if I keep pushing for my holding deposit, they will charge me the full deposit because they have done the work, I don’t think this is anyway to speak with clients I am sure they have done this many times before. The application form was only sent to me after I asked for my money back, again it was just to show me the fine print, that was supposed to have been disclosed to me before i even made the payment. I was asked to pay R1250 and their application states that R1150 is none refundable. I want my money back as none of this was explained to me before I paid the fee over, I still have the WhatsApp chat with the letting agent and her name is Mandisa They are the worst, I am disappointed and disgusted 🤮.

Very slow, often ignore calls, texts and emails. No sense of urgency nor consideration to their clients well-being. Owners, Tenants, Body Corporate, Security and agents suffer greatly due to the lack of empathy displayed by those people.
