Trafalgar is the pits
I think 1 star is a great rating for a business who deserves none at all. I find myself turning to this platform once again with this business. I have been renting a unit with Trafalgar since 2021. In these years with them I have done my utmost best to report issues with the property on time, pay the rental and municipal charges on time yet I cannot seem to get the cooperation of this agency. Maybe I am at fault to endure and suffer the terrible service they have to offer. In my experience the tenants done mean jack to them. The current issue I am experiencing with Trafalgar is the service delivery, they dont respond to emails and they are hell bent on they are right and the tenant is wrong. So I received my bill at end of Sept for October rent and paid the full amount due. In the following few days I bought electricity and a deduction was made for municipal arrears which should be the landlord's responsibility, and I sent them and *** as this is a norm. 2 weeks ago I receive a letter notifying me of short payment of the rental fees for October and I queried this immediately as I paid the amount in full. They sent me a screenshot of a spreadsheet with all the fees and rent payable but the monies which I needed to be refunded does not add up as well as the descriptions. The exact same deductions as per the statement but according to Trafalgar leaves me in arrears as at the 1st of the month. the math is not math-ing. I have sent them emails and tried calling but I get the same response that the water bill is outstanding when the water bill is included in the statement. After the electricity refund I should be in a credit with them yet I end up in arrears and the portfolio manager who is now probably a month in the position clearly ignores my emails. Since 2021 I have been notifying them of the leaks in the roof, the cracks in the walls that water seeps through when it rains to the extent that I cannot use 1 of the bedrooms during winter. The electricity cutting out because the wires get wet. All this issues came through many agents because agents change at least once a year. I tried to move out in 2025 but the owner contacted me and asked if I can please remain in the unit as I have been taking care of the property and notify of issues (which he has not addressed) and I stayed like a fool. I am just wondering if I should leave how long it will take to refund my deposit if they not even competent enough to tend to the issues I already have. In 2022 the divisional manager at the time contacted me after logging a complaint on this very platform and she advised that if the owner does not address the maintenance issues they will have to relocate me and my family and I was overjoyed as there is someone in trafalgar who could now relate to my problem. After trying to get hold of her again to follow up, I have been advised that she was no longer with Trafalgar. Meaning another dead-end for me.

Rotten business
Trafalgar will be quick to list you for default of your levies or place a judgement on your profile. Once paid up they will keep mum a month later after you have been unemployed and trying to be hired, they have still listed you in credit bureau. Then when you query with them they send you an old dated paid up letter and say you should send it to clear your name, I think that is a ****** attack to a previously disadvantaged, it's hard to get work and to make sure my situation doesn't change, if I were any other colour they would have made it a priority, bad business totally

Quick to take your money, slow to pay deposit refund.
Unacceptable delay in paying my deposit refund by Trafalgar Property Management Gonubie Branch I am extremely disappointed with the service I have received from Trafalgar Property Management Gonubie office, regarding the refund of my deposit. Despite having vacated the property on the 31st of August, and completed the necessary processes, my deposit refund has been unnecessarily delayed. I have had to follow up repeatedly to get updates, which is frustrating and unacceptable, especially when it comes to money that is owed back to a former tenant. What has made the situation worse is the lack of clear communication and urgency in resolving the matter. I should not have to continuously chase a property management company to receive a refund that is due to me. They are quick to take money from you, quick to add all sorts of arrear charges but when they have to pay their due they simply do not care. The exit inspection was done end of August, and I did not break anything in the property, I handed over all the keys, the only charge we agreed on is that they deduct R250 for grass-cutting which I did not arrange. I expected a professional and efficient service from Trafalgar, but unfortunately, my experience has been the opposite. I hope management takes this complaint seriously and improves the way deposit refunds and tenant queries are handled.

Poor communication
Trafalgar Property administrators. The communication by the company is very poor. Calls and Emails go unanswered. Might as well deal with the Landlord directly. But their billing is on time every month...

Dishonest
I live in the Durban area, and all I can say is that Trafalgar is a complete ****. I was sent a bill with an incorrect amount, when I queried the amount, I was sent a new bill with the same total, just that the amount was added on as something else and they refused to remove it.

Trafalgar ******* and Lazy
Laziest most useless and corupt bunch of people I have ever had the misfortune of dealing with. It takes weeks to get a response from them to repair something outside my property, that they manage, then they make me pay for it. Steer well clear of these idiots.

Unprofessional service from Trafalgar Property Management
The building that i have units in, is managed by Trafalgar Property Management. There is a problem with the plumbing in the unit next to mine which has caused resultant damages in my unit, this was communicated to Trafalgar. In any event, after a few days, arrangements were made for a contractor to assess the problem. As an owner, i was advised by Trafalgar that the contractor will come in on 17th July 2026 to provide an assessment to mine and the unit next to mine. I was advised of this arrangement on 16th July 2026. I had taken time off my schedule to make myself available for this appointment on 17 July 2026. Since they didnt show up, i decided to call Trafalgar and ask whats the delay. In the meantime, the tenant in the unit mentioned that the contractor had come in on 16 July 2026. I was then told by Trafalgar that the contractor had the appointment for 16 July 2026 and that there has been a break in communication on the inspector's side. I thereafter called the contractor to check what the problem was. I was told that the appointment was made for 16th July 2026 by the buidling supervisor. Furthermore, Trafalgar mentioned that they are awaiting for a report post the assessment, however, the contractor mentioned that they had already sent the assessment and is awaiting go ahead from Traflagar. I want to mention that this kind of service from Trafalgar is absolutely unacceptable. They are passing blame on the contractor which is causing delays in rectifying the problem. I also want to know how am i going to be reimbursed for my time and my income for this break in communication????
