********* Conduct, ***** Under Their Banner, and Total Disregard for the Law

I am writing this review on behalf of the Daphdean Court Body Corporate to warn the public, property owners, and managing agents about our horrific two-year experience with Leapfrog Property Group. Leapfrog was appointed as our Executive Managing Agent (EMA) in 2024. What followed was a masterclass in unprofessionalism, bad faith, and financial prejudice. Today, we are taking this matter public and proceeding to the High Court because we have exhausted all other avenues. Here are the facts: 1. The ***** Committed Under Their Banner During their tenure, we uncovered that their representative, Shabba Thema, was representing himself under the Leapfrog banner while secretly diverting management fees into a separate company called Bluedor (Pty) Ltd. Leapfrog's own director later confirmed to us that Leapfrog was not receiving these fees and was unaware of the arrangement. This constitutes *****. We were subjected to this deception, and the scheme suffered severe financial prejudice. 2. The Rogue Agent (Property ZZ) Leapfrog appointed Property ZZ as a managing agent without trustee approval and without a signed contract. Property ZZ actively participated in this ********** fee structure without question. They harassed our owners and withheld scheme funds. 3. CSOS Adjudication Order Ignored We took Leapfrog to the Community Schemes Ombud Service (CSOS). On 10 July 2026, CSOS issued a final adjudication order (***) against Leapfrog, ordering them to hand over all financial records, funds, and property access codes, and to render a full accounting. To date, they have not complied. 4. Dishonoring a Settlement Agreement After the CSOS order was issued, Leapfrog's director, offered to settle the matter out of court by reimbursing lost managerial fees + covering damages and promised that Leapfrog would deal with the ***** committed by their agent. It was also agreed that Leapfrog would do its best to comply with the CSOS order by retrieving any financial records they could access. We accepted this arrangement in good faith in September 2026. Leapfrog subsequently reneged on the deal and dishonored the arrnagement. 5. No Accountability Despite their promises to investigate, till date there has been no confirmation that they have held Shabba accountable. Instead, we are still being harassed by Property ZZ—the rogue agent appointed under Leapfrog's banner. They are acting with absolute impunity. Leapfrog Property Group has shown a complete disregard for the Sectional Titles Schemes Management Act, the CSOS rulings, and basic business ethics. They have caused immense financial and psychological damage to our community. We are making the matter public and have taken the matter to the Pretoria High Court with the application already processed. Do not trust this company with your scheme or property. Given the events that have unfolded over the past two years—the *****, the ******ion, the broken promises, and the endless legal battles—the lesson is clear: owners can no longer afford to blindly depend on agents or put their unconditional trust in managing agents. Too often, agents act in their own financial interests, hide behind legal loopholes, and drain the scheme's resources while the owners are left to pick up the pieces. Your investment is your responsibility, and no one will protect it as fiercely as you will. Furthermore, we have learned the hard way that we cannot always depend on the governing bodies meant to protect us. The flaws and loopholes in the sectional title law have become a breeding ground for ***** and *******ion. Those who know how to manipulate the system do so with impunity, while law-abiding owners suffer the consequences.

Leapfrog Property Group Roodepoort

What another major disappointment? After being extremely disappointed with other agents in the Krugersdorp/Roodepoort area I was told to try Leapfrog Property Group, Unit 3 Willow View Office Park, Ruimsig. I could not get any agents in the area to even phone me back with regards rental properties. I phoned their office & spoke to a very nice lady, Tanya. I explained what I had been experiencing with other agents & she assured me, Karen would certainly help me. I phoned Karen, but she did not answer. I did leave a message when the voice mail picked up. I also send an whattsapp message with all my details at around 10:00 am. When I had not even had the courtesy of any reply by 16:00, I decided to phone Tanya again. The phone was answered by a man, who a little later in the conversation I was told he was the owner/franchisee. I explained the situation to him & he showed NO interest what so ever. He said the rental market was so busy & dynamic they didn't have time to help anyone. I must look on a website & then phone the agent. I was flabbergasted at the total lack of helpfulness. He just wasn't interested & asked me if I wanted him to change his whole business model to help me. I eventually put the phone down as I could not take the aggressive & unhelpful attitude. I would certainly NEVER recommend this company.

Unfair Rental Deposit Deductions and Lack of Transparency

I am extremely disappointed with the way Leapfrog Property Group handled my rental deposit dispute. After I vacated the property, deductions for storage, cleaning and painting were made from my deposit without my agreement and consent. Throughout the process, I repeatedly requested supporting documentation and evidence (as per the lease agreement & rental housing act) to justify these deductions. Instead, deductions were processed before my liability was established. What is most disappointing is Leapfrog's apparent failure to adhere to both its own lease agreement and the requirements of the Rental Housing Act. The inspection and deposit refund process lacked the transparency and evidence that tenants are entitled to expect. I expected professionalism, fairness and compliance with the law, but unfortunately that was not my experience. I would not recommend any one to trust services provided by Leapfrog Property Group.

DO NOT USE LEAPFROG KALAHARI.

The Leapfrog Kalahari branch in Kathu, namely Marsy qnd Heide gave me thee worst run around ever. On viewing of the rental property i pointed out issues one as small as a leaking tap which wasnt actually leaking but running. When I moved in i ended up repairing the issue they took advantage of the fact that i wasnt a local and i was desperate for a place. You could clearly tell that the house was cleaned in a hurry. Window sills, the rear door step was never touched. The gates were covered in bird ****. Never cleaned. The blinds were grimy and dirty never cleaned. The windows were the same. But the never skipped a beat when it came to invoicing. Lying telling me they are just helping a friend get the place rented out. I was desperate i paid a holding deposit. Yet nothing was done in preparation for me moving in. Marsy Botha is argumentative and is very bossy and its clear she is the boss in her personal life because she tried tp pull that bossyness trick on me which failed dismally because i didnt fall out of a tree. She then decided she cant deal with me she will pass me over to Heide Jardim who was just as useless as Marsy. No difference the con was that Marsy is very busu and Heide is better suited to handling issues and responding. Marsy has whattsapp which doesnt show read messages. You can call Marsy with a normal airtime call until u blue in the face, she will reply with a whattsapp voicenote. Until i told her off and warned never ever to whattsapp me again. If she has no regard for me then i have none for her. Complete disregard. The leaking tap took less than 5mins. When i eventually settled in i realized the state of the property and i lost my composure. IF YPU ARE FORCED TO USE THESE PEOPLE MAKE SURE YOU INSPECT THE PROPERTY PROPERLY AND HOLD THEM TO A TURN AROUND DATE FOR ALL REPAIRS. DONT PAY NO HOLDING DEPOSIT. THATS A ****. REMEMBER THE TWO NAMES MARSY BOTHA AND HEIDE JARDIM.

EXCEPTIONAL SERVICE

I have been house hunting for almost a year and have viewed over 15 houses, dealing with quite a few agents along the way, until I met Brenda Steinfeld. I cannot recommend her highly enough! She is an absolute pleasure to deal with. I first viewed one of her properties in Sydenham, which unfortunately wasn’t the right fit. However, after I shared the specifics of what we were looking for, Brenda kept us in mind. A few months later, she sent me one of her new listings and it was exactly what we had been searching for! Just a day later, we signed an Offer to Purchase. Brenda even connected us with a fantastic bond originator, making the process incredibly smooth. Within a week, our bond was approved! In just a few months, I’ll be moving into my dream home. All thanks to Brenda’s professionalism, and personal touch.
