********* Conduct, ***** Under Their Banner, and Total Disregard for the Law

I am writing this review on behalf of the Daphdean Court Body Corporate to warn the public, property owners, and managing agents about our horrific two-year experience with Leapfrog Property Group.

Leapfrog was appointed as our Executive Managing Agent (EMA) in 2024. What followed was a masterclass in unprofessionalism, bad faith, and financial prejudice. Today, we are taking this matter public and proceeding to the High Court because we have exhausted all other avenues.

Here are the facts:

1. The ***** Committed Under Their Banner

During their tenure, we uncovered that their representative, Shabba Thema, was representing himself under the Leapfrog banner while secretly diverting management fees into a separate company called Bluedor (Pty) Ltd. Leapfrog's own director later confirmed to us that Leapfrog was not receiving these fees and was unaware of the arrangement. This constitutes *****. We were subjected to this deception, and the scheme suffered severe financial prejudice.

2. The Rogue Agent (Property ZZ)

Leapfrog appointed Property ZZ as a managing agent without trustee approval and without a signed contract. Property ZZ actively participated in this ********** fee structure without question. They harassed our owners and withheld scheme funds.

3. CSOS Adjudication Order Ignored

We took Leapfrog to the Community Schemes Ombud Service (CSOS). On 10 July 2026, CSOS issued a final adjudication order (***) against Leapfrog, ordering them to hand over all financial records, funds, and property access codes, and to render a full accounting. To date, they have not complied.

4. Dishonoring a Settlement Agreement

After the CSOS order was issued, Leapfrog's director, offered to settle the matter out of court by reimbursing lost managerial fees + covering damages and promised that Leapfrog would deal with the ***** committed by their agent. It was also agreed that Leapfrog would do its best to comply with the CSOS order by retrieving any financial records they could access. We accepted this arrangement in good faith in September 2026. Leapfrog subsequently reneged on the deal and dishonored the arrnagement.

5. No Accountability

Despite their promises to investigate, till date there has been no confirmation that they have held Shabba accountable. Instead, we are still being harassed by Property ZZ—the rogue agent appointed under Leapfrog's banner. They are acting with absolute impunity.

Leapfrog Property Group has shown a complete disregard for the Sectional Titles Schemes Management Act, the CSOS rulings, and basic business ethics. They have caused immense financial and psychological damage to our community.

We are making the matter public and have taken the matter to the Pretoria High Court with the application already processed.

Do not trust this company with your scheme or property.

Given the events that have unfolded over the past two years—the *****, the ******ion, the broken promises, and the endless legal battles—the lesson is clear: owners can no longer afford to blindly depend on agents or put their unconditional trust in managing agents.

Too often, agents act in their own financial interests, hide behind legal loopholes, and drain the scheme's resources while the owners are left to pick up the pieces. Your investment is your responsibility, and no one will protect it as fiercely as you will.

Furthermore, we have learned the hard way that we cannot always depend on the governing bodies meant to protect us. The flaws and loopholes in the sectional title law have become a breeding ground for ***** and *******ion. Those who know how to manipulate the system do so with impunity, while law-abiding owners suffer the consequences.

The complainant is sharing his version of events which is neither factual nor complete.

The Community Schemes Ombud Service  “CSOS” has appointed Propertyzzz on 9 October 2026 as the Executive Managing Agent for Daphdean and the complainant should direct his queries/complaints to Propertyzzz.

Reviewer Update
Leapfrogs response is noted, but it is a transparent and desperate attempt to deflect from the facts. You claim my version of events is "neither factual nor complete," yet you fail to address a single substantive point raised in my review. Instead, you have resorted to hiding behind an administrative letter from CSOS. Here are the facts you are trying to cover up: 1. The CSOS "Appointment" is Flawed and Legally Contested You are leaning on a CSOS letter dated 9 October 2026 to appoint Property ZZ as the EMA. This is laughable. That decision was made without notifying the owners, violating the Promotion of Administrative Justice Act (PAJA). Furthermore, CSOS is functus officio. They issued a final adjudication order against you (CSOS-2112/GP/25), and the matter is now before the High Court. You cannot use a procedurally flawed CSOS letter to override a High Court case. 2. The Extent of the Cover-Up Your response proves exactly what we have been saying: Leapfrog is desperately trying to distance itself from the mess it created. You want me to direct my complaints to Property ZZ, the very agent you appointed without a signed contract, and who was paying your representative, Shabba Thema, via Bluedor (Pty) Ltd. You are trying to pass the buck to Property ZZ to avoid taking responsibility for the ***** committed under your banner. You promised to deal with Shabba Thema, and you have done absolutely nothing. 3. The Dishonoured Settlement You conveniently left out the fact that your director offered the Body Corporate a settlement to make this go away, which we accepted in good faith. You reneged on that agreement. That is bad faith. That is a breach of contract. No further replies are needed. We are not interested in your deflection tactics or your attempts to hide behind Property ZZ. We have the CSOS order, we have the evidence of *****, we have the evidence of the dishonoured settlement, and we have the High Court case number (2***). See you in High Court!
