Spaces on 50 Long Street is a ****

I moved into Spaces 50 Long street in August 2025. It was affordable and great. But they are a ****, they renew your lease without your knowledge. Everything is done online. No warning whatsoever, once your lease is renewed, the monthly rental fee doubles. They hold your retainer balance. When you end the contract they charge you an exit fee out of nowhere and internet fees. But my office was never painted upon move in. DO NOT MOVE INTO SPACES IN CAPE TOWN ON LONG STREET. The community manager there is also the biggest *****! The entire business is a *****. Their internal systems are so slow and they will keep billing you.

Greedy people!!!! Stay away from Spaces/ Regus

You cannot make a good deal with a bad person!!!! This is it. They are greedy and lacks integrity. We moved from Rosebank Regus offices to Sandton spaces. 1. When our retainer from Rosebank was moved to Sandton- the Rosebank team came with restoration costs which were ridiculous to reduce the retainer. 2. While the new retainer / deposit was calculated and raised , our tags were discontinued so that we don’t have access. We were give spare tags which were not enough 3. Even when we have paid the full retainer/ deposit , access was not completely restored. Adele Moolman was always waiting for accounts to allocate something. 4. We moved in November and December during the festive season, Adele sent a renewal email which was to automatically renew should we not respond with a couple of days - I mean it was festive season. We just moved to your offices a monthly ago and already you are asking us about renewal. Shady!!! 5. A office restoration invoice is raised while we are still occupying the premises and you expect us to pay it. When we tell you to deduct it from our retainer/ deposit you are refusing and don’t want to give us our deposit . 6. Our office door handle was broken for almost 3 months. Adele was waiting for approval overseas. She places us in another nice office for time being however it had plugs problem. If you plug a printer - small home printer the plugs go off. 7. The aircon is central. Always cold and when you plug a heater, plugs go off. They wonder why people leave. The views are beautiful and you can only stay for so much. I’m giving them half a star!!!! They are horrible

Termination of Lease and Formal Complaint Regarding Service Delivery --Account no. ***2 CRM:***

I rarely write public reviews, but my experience with Spaces has left me with little choice. Our company recently made the decision to terminate our office rental agreement with Spaces. The decision was not driven by pricing, facilities, or location. It was driven by an ongoing lack of customer service and communication. Over the course of several weeks, we made numerous attempts to engage with the relevant teams regarding our tenancy and termination process. Emails were sent to multiple recipients, including escalation contacts. Despite these efforts, we have not received the basic courtesy of a response. What I find most concerning is that during the sales process, communication was prompt, professional, and persistent. Once we became tenants and required assistance, that level of engagement disappeared entirely. The situation has deteriorated to the point where we have elected to forfeit our deposit simply to conclude the relationship and move on. Any business should reflect carefully when a customer chooses to walk away from money rather than continue engaging with its service provider. This review is not about obtaining special treatment. It is about highlighting what appears to be a serious breakdown in customer service, communication, and accountability. Even now, after multiple escalation attempts, we are still waiting for the courtesy of a response. I hope this feedback reaches someone within Spaces or IWG who is willing to take ownership of the customer experience and address these concerns.

Spaces Menlyn Mane Offices - Ongoing Account Issues and Poor Administrative Support

This has been an extremely frustrating experience. For the past eight months, we have been trying to resolve issues with our account without success. The administrative staff have been unhelpful and consistently unavailable, making it very difficult to get anything sorted out. Once our contract expires, we intend to relocate to a different office building and switch to another supplier.

WARNING: Spaces Rivonia - Unauthorized Auto-Renewal & CPA Violations

I've been a tenant at Spaces Rivonia, and I need to warn other businesses about their ******* auto-renewal practices. What Happened: On September 9, 2025, Spaces sent me an email stating my office agreement "WILL RENEW AUTOMATICALLY" on October 1st - just 22 days notice. No option to cancel was provided. No consent was requested. They simply declared it would happen automatically, extending my lease until July 31, 2026. The Legal Violations: The Consumer Protection Act requires 40-80 days notice for lease renewals. Spaces gave 22 days. The CPA requires giving customers the OPTION to renew or cancel. Spaces just stated it "WILL" happen. Under SA law, silence is not consent. Spaces renewed my lease without any form of consent. Their Response - It Gets Worse: When I complained, Spaces claimed they "don't process auto-renewals without consent" - while literally enforcing an auto-renewal without my consent! They then ****, claiming their email "provided the option to either renew or cancel." I have the email - it says nothing about options, just that renewal "WILL" happen automatically. The Bottom Line: Spaces is violating the Consumer Protection Act and hoping tenants don't know their rights. They're locking businesses into extended leases without consent, then misrepresenting their own communications when challenged. My Advice: Document EVERYTHING if you rent from Spaces Know your CPA rights - they need 40-80 days notice and your EXPRESS consent Don't assume they'll follow the law - they won't Consider other office providers who respect consumer protection laws Currently escalating to the National Consumer Commission as Spaces refuses to cancel this ******* renewal.
