Based on recent customer reviews, Quorum Property Management receives strong praise for its leasing consultants, with agents such as Lindiwe and Bronwyn described as patient, responsive and quick to finalise applications. However, resident feedback across buildings including The Homage, The Ox, Forest View and Clark on Kent is heavily critical. Tenants report unanswered WhatsApp chatbot queries, absent onsite managers, extended power outages, rats and mould, dirty common areas, insufficient parking, lax security access control, and disputed deposit deductions, cleaning charges and termination fees.

Payment delay and lack of communication
I am extremely disappointed with my experience with Q Living/Quorum Properties regarding a payment that was due to me. I was advised that the payment would be made no later than 18 September. I provided all the requested documentation, including my bank confirmation letter, and was subsequently informed that they had received it and were finalising the utilities before making the payment. However, despite repeatedly asking for an update on the payment and when I could expect it to reflect, I have received no response to my messages or calls. This is particularly frustrating because I was given a specific payment deadline and expected clear communication if there were going to be any delays. I understand that administrative processes can take time, but ignoring repeated calls and messages is not acceptable customer service. I would appreciate transparency regarding the status of the payment and a clear indication of when it will be made. I hope this matter can be resolved promptly and that communication with customers improves going forward.

A Deeply Disappointing Experience: Poor Management, Endless Facility/Security Concerns and Unresolved Deposit
1 out of 10. I stayed at The Homage under Q Living in Bramley for approximately one year and six months, and unfortunately, my overall experience was extremely disappointing. While the property may appear appealing initially, my experience highlighted serious concerns around management, maintenance, security, communication and the handling of tenants’ deposits. During my time there, there were numerous issues, including dust and poor cleanliness, rats and ****roaches, ongoing concerns about theft, inadequate parking and unprofessional conduct from some security staff. These are not minor inconveniences when you are paying to live somewhere and expect a safe, clean and properly managed environment. The repeated issues created an uncomfortable living experience and, in my view, reflected poorly on the overall management of the property. My biggest concern, however, has been the handling of my deposit after moving out. I was initially informed that I would receive only R180 from my deposit. I immediately requested a detailed explanation showing exactly how this amount had been calculated and what deductions had supposedly been made. Despite following up, I received no meaningful response to my questions. Approximately a month later, I was instead sent a statement indicating that I apparently owe R180. This has been incredibly frustrating and raises serious concerns about transparency and accountability. If deductions are being made from a tenant’s deposit, there should be a clear, detailed and reasonable explanation, particularly when the tenant specifically requests one. Ignoring repeated communications and then providing a contradictory statement is not an acceptable way to handle a financial matter. My experience has left me feeling that tenants are not treated with the level of professionalism, respect or responsiveness they deserve. The combination of maintenance problems, security concerns, poor communication and my unresolved deposit dispute has made this one of the most disappointing rental experiences I have had. I have attempted to resolve the matter through calls, messages and emails without receiving a satisfactory response. I am now considering taking the appropriate formal and legal steps to recover my deposit and obtain clarity on the deductions. I would strongly encourage prospective tenants to conduct thorough research and carefully consider these concerns before entering into a lease.

This place is terrible
This place is very bad, there no rails for stairs, poor management, poor everything but premium prices. There is no packing and we are forced to park outside. Please if you are reading this it is not a joke its bad. There are lots of rats here and no pests control. Rats are eating wires in the cars.

Premium Prices, Poor Quality and Worse Service
My experience with Charlie & The Chairman has been extremely disappointing from both a workmanship and customer service perspective. I purchased a unit in what was marketed as a premium development, with expectations of quality finishes and professional after-sales support. Unfortunately, the reality has been the complete opposite. During my inspection, I identified more than 50 defects in a very small apartment. These included cracked tiles, hollow tiles, poor finishing, and generally substandard workmanship. For a development positioned as higher-end, this level of quality is unacceptable. What has been even more frustrating is the lack of communication and accountability afterward. Despite repeated follow-ups, emails, and multiple attempts to call them, I have struggled to get meaningful updates or clear timelines. Responses have been vague, delayed, and unhelpful. There seems to be far more focus on selling remaining units than looking after existing purchasers who have already committed financially. As an investor who has bought several properties, I can honestly say this has been one of the poorest handover and defects experiences I have dealt with. I would strongly caution prospective buyers to do very thorough inspections and not rely on promises regarding quality or after-sales service.

Worst experience
Security is a major concern, security guards allow strangers to freely enter and exit the building, which makes residents feel unsafe, the building is not well maintained its filthy. Their service is poor. Every month end we experience power cuts but the neighbour hood will be having electricity&their excuse is a substation and they give us **** Al reports and references from City power. I wouldn't recommend this place to any1. Our groceries get spoilt due to not having electricity for a week or weeks.People move in and move out due to their poor services. That place is not welcoming from outside it's giving lagos vibes. The other issue is parking.

The homage review
The homage building -100000/10 There’s been a power outage for nearly a week. Communication from management is severely poor. A chat bot is used, messages and queries are often left unanswered, the *********** people responsible for this communication then knock off at 5pm. There’s no building manager on site. The biometrics at the gate do not work most of the time. There are no security cameras except for the ones at the gates. There’s a complete disregard for residents and while power outages are out of their control, communication is still extremely poor and disappointing. HIRE AN ONSITE MANAGER AND STOP USING CHAT BOTS.
