A Deeply Disappointing Experience: Poor Management, Endless Facility/Security Concerns and Unresolved Deposit

1 out of 10. I stayed at The Homage under Q Living in Bramley for approximately one year and six months, and unfortunately, my overall experience was extremely disappointing. While the property may appear appealing initially, my experience highlighted serious concerns around management, maintenance, security, communication and the handling of tenants’ deposits. During my time there, there were numerous issues, including dust and poor cleanliness, rats and ****roaches, ongoing concerns about theft, inadequate parking and unprofessional conduct from some security staff. These are not minor inconveniences when you are paying to live somewhere and expect a safe, clean and properly managed environment. The repeated issues created an uncomfortable living experience and, in my view, reflected poorly on the overall management of the property. My biggest concern, however, has been the handling of my deposit after moving out. I was initially informed that I would receive only R180 from my deposit. I immediately requested a detailed explanation showing exactly how this amount had been calculated and what deductions had supposedly been made. Despite following up, I received no meaningful response to my questions. Approximately a month later, I was instead sent a statement indicating that I apparently owe R180. This has been incredibly frustrating and raises serious concerns about transparency and accountability. If deductions are being made from a tenant’s deposit, there should be a clear, detailed and reasonable explanation, particularly when the tenant specifically requests one. Ignoring repeated communications and then providing a contradictory statement is not an acceptable way to handle a financial matter. My experience has left me feeling that tenants are not treated with the level of professionalism, respect or responsiveness they deserve. The combination of maintenance problems, security concerns, poor communication and my unresolved deposit dispute has made this one of the most disappointing rental experiences I have had. I have attempted to resolve the matter through calls, messages and emails without receiving a satisfactory response. I am now considering taking the appropriate formal and legal steps to recover my deposit and obtain clarity on the deductions. I would strongly encourage prospective tenants to conduct thorough research and carefully consider these concerns before entering into a lease.
