Bad customer service and delay in breakage fee payment

We rented accommodation in Uvongo from 4th September to 6th September and I must say that the agent dealing bookings and all other communications Penny has terrible communication skills and no regard for people wat so ever. Firstly when we made the booking the total cost was not clearly displayed and explained until after we made payment for the accommodation. She then informs us of a r1000 refundable breakage fee which we paid. The accommodation was left clean and with no breakages by us but we were told that we broke a fish ornament. When we asked her for the video displaying the accommodation before our arrival it displayed that the very same ornament we were accused of breaking was already broken. With that being established, no apology wat so ever was made by Penny. We understand that payment of the r1000 non breakage fee was to be paid 21 days after checkout but it's now been way over 21 days and no refund or communication has been made by Penny. When we ask about it she just says that it was processed but no POP was provided or further communication made. We really loved the place that we stayed in but this poor service from Penny leaves me to write this review. I want Penny to process our refund and apologize to us for this horrible service provided by her and the refund should be in the paid bank account by no later than Friday 16th October 2026.

Very very unacceptable agents who do not know how to speak to a human being. Very unprofessional and does not deserve to be doing business with anyone in this country south africa! A simple question turns into a rude commentary.

Woeful Experience With Just Property Upper Highway

My experience with Just Property Upper Highway was unfortunately characterized by poor communication, broken commitments, and a lack of support during a very stressful relocation process. I was initially assisted by Fiona Pillay, who was friendly and helpful. At the outset, she advised me that the unit I was renting might potentially be sold, but reassured me that, should that happen, the sales process would likely take 2 to 3 months to conclude. She further indicated that she would assist me in securing alternative accommodation if required. Based on these assurances, I took occupation of the apartment at the beginning of June. Within a month of moving in, my water supply was disconnected after a notice was slipped under my door stating that the landlord was in arrears with the municipality. It was during the course of raising this issue that I was introduced to Lara-Leigh Chapman, the office administrator. To her credit, she assisted in resolving the matter and my water was restored approximately two days after my complaint. However, on 29 July, I received notification that the property had been sold and that I was required to vacate the apartment by the end of August. This was contrary to the assurance given by Fiona that any sale would take 2 to 3 months to conclude. More importantly, it was inconsistent with the terms of the lease agreement, which required two months' notice. After challenging the notice period, I was eventually informed that I would only need to vacate at the end of September. During this period, I was again assured that Fiona would assist me in finding alternative accommodation. I sent her numerous properties that I had identified myself, yet she was unable to assist with any of them. The only option she proposed was a property managed by Just Property that was R1,500 per month more expensive than my existing rental and located in a building that did not appeal to me. By 15 September, despite repeated discussions and my expressing concerns about the limited time remaining, no suitable alternatives had been identified. Ultimately, I had to take matters into my own hands and, within a few days, secured a new property independently. This placed me under considerable financial pressure, as I needed to cover the upfront costs associated with moving while relying on the understanding that my deposit would be refunded promptly following the outgoing inspection, subject to any legitimate deductions. To assist in expediting the process, I vacated the property on 29 September and completed the outgoing inspection on the same day. The inspector advised that he had not identified any material issues with the unit but commented on the general cleanliness of the apartment. I explained that due to recurring water outages, I had only been able to sweep and tidy the property and could not adequately mop floors or wipe down surfaces as I would have preferred. The inspector acknowledged this limitation and noted that he himself had been unable to flush the toilet during the inspection due to the lack of water supply. On 30 September, I emailed Ms Chapman to advise that the outgoing inspection had been completed. On 1 October, at approximately 09:00, I contacted the Just Property Upper Highway office to enquire about the status of my deposit. Ms Chapman informed me that she required confirmation from maintenance and would provide feedback within two hours. That was the last direct communication I received from her. On 6 October, having received no update, I sent a follow-up email requesting an indication of when I could expect payment of my deposit. I received no response. On 7 October, I contacted Fiona Pillay seeking assistance. She directed me back to Ms Chapman. I then contacted the office and was informed that Ms Chapman was not available but that if I left my contact number, she would return my call. Despite doing so, I received no call back. The most disappointing aspect of this experience has not been the sale of the property itself, but rather the recurring failures in communication, the lack of proactive assistance during my relocation, and the apparent disregard shown when trying to obtain information regarding the return of my deposit. As a tenant who consistently paid rent and cooperated throughout the process, I expected a far higher standard of service and professionalism. Overall, my experience with Just Property Upper Highway left me feeling unsupported, inconvenienced, and frustrated during what should have been a straightforward tenancy and moving process.

They don't return deposit

My experience with Just Property Pretoria North has been extremely disappointing. To say I am disappointed would be an understatement. I rented a property through Just Property Pretoria North, and upon vacating the apartment, my deposit was retained on the basis that the apartment allegedly required painting at my cost. I was effectively told that I would be responsible for the painting costs. What is particularly concerning is that the walls were already not in perfect condition when I moved in. The ingoing inspection report recorded chips and imperfections on the walls. However, when I vacated the property, the walls were suddenly described as being "extremely dirty" and in need of painting. I left the walls in substantially the same condition in which I received them. I also find it concerning that these alleged issues were not properly noted during the initial inspection conducted by the agent. I have repeatedly requested a proper breakdown of the amounts being deducted from my deposit, including the alleged R3,000 painting/labour cost, but I have not received a satisfactory explanation. Unfortunately, this has left me with the impression that there is an attempt to find reasons to retain a tenant's deposit rather than fairly assess the condition of the property against the ingoing inspection report. I expected transparency and professionalism from a property management company. Instead, my experience has been extremely frustrating, and I would caution prospective tenants to carefully document the condition of the property when moving in and out and to keep copies of all inspection reports and correspondence.

Just Properties Hartenbos Mossel Bay

To whom this may concern, So, We moved into the property situated at 43 Da Gamma Street, Da Nova, which we rented through Just Properties Hartenbos from the beginning of our tenancy. From the outset, we experienced several concerns regarding the handling of the rental and the services provided by the appointed rental agent. It became apparent to us that the agent was not fully qualified to perform certain aspects of her role and, in our experience, did not adequately carry out the responsibilities expected of her. There have also been several unresolved and unclear issues throughout the tenancy. One particularly serious concern arose when the principal allegedly informed the landlord that I had threatened him by referring to Fanie's father, who is a lawyer. We categorically deny ever making such a threat or using Fanie's father's profession or position to intimidate or threaten the landlord. We have subsequently also been instructed to vacate the property by 28 August. We respectfully but firmly do not agree to vacating the property on such short notice. Our understanding is that the rental agreement remains subject to its contractual terms, including the applicable notice requirements. Any termination of the lease should therefore be handled in accordance with the written rental agreement and the legally applicable notice period. Furthermore, during our time at the property, we have made a number of improvements and contributions both inside and outside the house. These improvements were made with the intention of maintaining, improving and taking care of the property. We therefore believe that this should also be taken into consideration when the tenancy and any proposed termination are being discussed. We do not believe that we should be required to leave the property without the proper contractual notice being provided and the appropriate procedures being followed. We remain willing to communicate and resolve the matter amicably, but we cannot simply accept a demand to vacate that does not comply with the terms of our agreement. Our objective is not to create conflict, but rather to have all outstanding issues properly clarified and resolved in a fair, professional and transparent manner. We would appreciate clear communication regarding the concerns raised, as well as an opportunity to address any allegations or misunderstandings directly and factually. We believe that all parties should be treated fairly and that any dispute should be dealt with objectively, based on accurate information, the terms of the lease agreement, proper documentation, and consideration of the contributions and improvements we have made to the property. We remain committed to resolving this matter respectfully and without unnecessary conflict, while also protecting our contractual rights as tenants. We have also tried several of times in a respectful way to solve this matter/s please give us advice, mainly because we know of more complaints regarding this branch Kind regards Renie du Plessis &, Steph**** Johannes Diedericks

Just Property (Pty)Ltd - Be very careful for them

Hi all, please be very careful when renting a place from Just Property, I stayed in one of their rentals for a year, when I moved out there was little damage to the bedroom door, was not a new door that was fitted, they took R1680 for the door!, they charged me for a brand new door!!, then there was a small mark on the living room wall about 8cm x 8cm that need to be painted, for that they deducted R1280!, please be vary very careful for them, I learned my lesson the hard way.
