I am extremely frustrated with City Property’s handling of a disputed charge on my account. I originally lodged a query on 31 August 2026 (Ticket: 896065) regarding an additional charge that I believe needs to be investigated. After receiving no meaningful resolution, I followed up (Ticket: 898594). I was then contacted by Ms Sekwakwa, who told me that she had not seen my previous replies and specifically asked me to resend the correspondence directly to her work email. I did exactly that. Since then, I have received no response from her either. I am now having to lodge my third request (Ticket: 900098) regarding the same matter. What makes this particularly frustrating is that I have done everything requested of me. If City Property requires additional information from me, I am more than willing to provide it but they need to actually tell me what is outstanding to further investigate instead of leaving me with complete silence. The original query was raised on 31 August, and I still don’t have an explanation of the charge, supporting documentation, or confirmation of whether the amount was correctly billed. At this stage, the prolonged silence is seriously undermining my confidence in the way this account is being handled. I want City Property to investigate the charge, explain exactly why it was raised, and correct/refund the amount if it was incorrectly charged. I am also requesting that someone senior take ownership of this matter, because repeatedly submitting the same query without receiving a response is not an acceptable way to resolve a billing dispute.

The moment you pay your deposit don’t expect it back because they will find every reason not to pay you back and even charge you for things that were not communicated when you moved in.

Lifts at Franks place haven’t been working in a week, they sent a message yesterday that they are fixing them and in the morning they still not working. You can’t afford to leave the apartment late for work cos you still have to take the stairs and they busy sending us messages to renew our leases while they cant fix lifts. The building has 20 floors, how do you think people are coping with taking stairs everyday?

Iam a tenant at one of City Properties apartments, Tali’s place, located on Albertina Sisulu road. I recently encountered a very disturbing incident whereby the plugs were malfunctioning and as a result, 4 of my appliances, namely, Microwave, Air fryer, iron and a kettle all stopped working. The office sent an electrician to check and he confirmed that the appliances were affected by the malfunction of the plugs, hence the elements were burnt. I informed City property about this and asked for a way forward/compensation for the damage since the cause was from their side. However I was told to contact my own insurer and that the only thing they could do was pay for access, should there be any. I told them that I had not insured the appliances. They then stopped replying to my emails.

I have been residing in the apartment since January 2024, which means I have now been a tenant for more than two and a half years. According to the information provided on your website/chatbot, tenants who have been residing in their apartments for more than 1 year and 6 months are eligible to request a rental reduction. I have made this request several times previously, but I have repeatedly been advised that I cannot receive a reduction. I would therefore appreciate clarification as to why I do not qualify, particularly since I have exceeded the stated 18-month period by a significant margin. These are all my ticket numbers and no help 893624, 892759 (not even a consultant called me regarding this on), 742118, 741194.

I am a tenant at Les Nize Flats, Sunnyside, on a two year lease with no missed payments. I received a renewal notice increasing my rent from R4,650 to R4,929 from 1 October 2026. When I queried this, I was first told the increase was R179. I then pointed out that R4,650 plus R179 is R4,829, not R4,929, so the figures did not add up. I was then told the R179 was actually the difference between R4,929 and a "market rental" of R4,750, an amount I have never paid on my account. This was never explained upfront and only came out after I questioned the numbers directly. It took several emails before I was finally given the real calculation, a 6% escalation app**** to my actual current rent of R4,650. This should have been the first explanation, not the fourth. I also raised a concern that was never properly addressed. I was told rentals differ between tenants based on when their lease started, and that a new tenant applying for the same unit type would currently pay R4,750, which is less than the R4,929 I am now expected to pay as a returning tenant of two years. I asked why a tenant who has stayed longer and paid consistently on time is charged more than someone applying fresh for the same unit, and I have not received a clear answer to this.I am not disputing that escalations happen. My concern is that it took this much back and forth to get an honest, accurate answer, and that the pricing structure appears to penalise long standing tenants compared to new ones for the same unit.

The most common complaint about City Property, based on Hellopeter's AI analysis of recent customer reviews, is Rental & Property Management. Tenants describe lifts out for months, repeated multi day water and power outages, spiking utility bills and unusable security systems. Where a strong resident manager is present the experience improves markedly, but that consistency is missing across buildings.
