Celsa Properties deserves NO stars! I would strongly advise anyone considering renting through this agency to carefully assess their expectations around maintenance response and communication. In my experience as a tenant in Cape Town, I reported multiple maintenance issues within the required 7-day period after moving in (January 2026), including a damaged gate, safety concerns in the bathroom, and other snag list items. Over the past four months, despite repeated follow-ups and written communication, many of these issues have remained unresolved or significantly delayed. While updates have occasionally been provided, there have been long periods with no response or confirmed timelines, even where safety and security concerns were raised. A contractor was eventually sent out, but further delays followed due to incorrect materials being supp**** and additional issues identified, resulting in ongoing uncer*****y with no clear resolution date. I have made every effort to resolve matters directly and amicably, including offering practical solutions and allowing reasonable time for repairs. Unfortunately, consistent communication and timely action have not been forthcoming. In addition, I experienced challenges with account clarity, including utility charges being introduced after the initial months of tenancy, with limited supporting detail provided despite requests for breakdowns. This has been a frustrating experience, particularly where basic maintenance and safety concerns are involved. I would recommend that prospective tenants ensure that all maintenance processes, response times, and billing structures are clearly understood upfront. This review reflects my personal experience.

I rented an apartment at Blackstone Estate for almost 4 years, and my experience at move-out was extremely disappointing. After vacating, I had to repeatedly follow up about my deposit. It took around two weeks just to receive a portion of it, while a significant amount was retained. What’s concerning is that the deductions did not fully align with what was stated in the contract. Initially, I received an invoice showing a deduction of about R860, which included carpet-related charges—even though the unit had no carpets. When I questioned this, the amount was suddenly changed to “maintenance fees” of nearly R5000. This kind of adjustment without proper explanation or agreement is unacceptable. I sent multiple emails disputing these charges, but to this day, I have received no response. On top of that, the manager I spoke to was extremely rude and dismissive, even saying he was “gatvol” of people calling about their deposits. This level of disrespect toward tenants is completely unprofessional. Overall, this felt like a rip-off, especially regarding how the deposit was handled and the treatment I received when leaving the apartment. I would not recommend renting here based on my experience.

Due to the sale of the property, we were required to move to another property before the end of the contract. The agent agreed to reduce R200 as the next property was charging more than the previous one. A year to two later, we received a non-compliance communication indicating that we owed the reduced R200 of the previous years with interest. We responded to the claims as untrue and provided evidence, and there was no response. They kept communicating and again responded, but they still never addressed the issue. Upon the end of the contract, they increased the rental without a contract renewal and only saw via the statement that the rental has increased. We questioned the process and requested that they follow the correct procedure. Instead, they cancelled the contract, claiming us to be owing around R9 000 (Nine thousand), which is R200 they promised and agreed to be reduced. The agent made the committment also does not respond even though copied on the emails. Their cancellation is outside contract rules, using an excuse of late rental payment, while they are not responding to the concerns brought to their attention. It is clear that they want to hold the deposit by claiming lies and inconveniencing us.

Horrific Bird Lice Infestation, Mold, and No Maintenance – Shiraz Villas is Unlivable I have been renting at Shiraz Villas for a year now, and I am beyond disgusted by the living conditions and the complete lack of care from the landlord and rental agent (Celsa / Rent Smal). The unit is infested with bird lice (bird mites), confirmed by pest control after two full fumigations. These parasites are everywhere — in my clothing, furniture, cupboards, and even in my hair. I constantly feel them crawling on my skin, and the bites are painful and itchy. It is impossible to sleep in the house because of it. The pest control company confirmed that this is not ticks or fleas — it is a bird mite infestation coming from bird nests in the roof and ceiling areas. These parasites multiply quickly and crawl down through ceiling cracks, windows, and vents. The problem is so severe that normal fumigation and so-called “pest control boxes” will never fix this. Bird lice require full structural treatment: the entire roof void, ceiling, vents, and surrounding areas must be treated and sealed professionally. I’ve spent money on cleaning products, sprays, washing all my clothes repeatedly — but it’s impossible to keep up when they keep falling from the ceiling and walls. The house needs serious professional work, not half measures. To make matters worse, many of the other units in the complex are empty, wrecked, full of mould, dirt, and water damage, and have been left open for months for anyone to walk in. This makes the infestation and overall hygiene even worse. The entire complex smells musty, with visible black mould growing on the walls and ceilings. Even though rent keeps increasing, there is zero maintenance or repair work being done. The landlord clearly does not care about the health or safety of tenants, and Celsa has done nothing meaningful to address these serious problems. Tenants have complained for months, and we are all being ignored while paying full rent to live in these conditions. I am now lodging a formal case with the Rental Housing Tribunal and reporting this to Health and Safety / Environmental Health, as this is a clear health hazard. No one should have to live like this. Shiraz Villas has become a disgusting, unhealthy place to live, and I strongly warn anyone considering renting here to stay far away until this complex is properly cleaned, repaired, and treated.

Stay far away from any rentals with this Agency, Rude and dishonest! I had a very disappointing experience with this rental company, particularly when it came to the return of my rental deposit. Despite leaving the property in good condition and documenting everything upon move-out, they withheld half of my deposit for damages and issues I did not cause. I waited 15 days for my deposit, they did not have any copies or proof of the ingoing inspection list which means the outgoing inspection is invalid and they weren’t allowed to deduct any fees. But they did, more than R10 000 This kind of behavior is not only unprofessional—it borders on ********. I’ve since learned that others have had similar experiences with this company. If you’re considering renting from them, be extremely cautious. Take thorough photos/videos before and after your lease, keep all communication in writing, and don’t expect a fair or honest deposit return.

Extremely unprofessional experience. My lease ended on 31 August, and by law all deposit matters must be finalised within 7–14 days. Only after I followed up — well outside the 14-day period — did I receive a “cleaning invoice” and final statement dated 17 September, which is beyond the legal timeframe. The rental agent confirmed the property was returned in a cleaner state than when I moved in, yet they are still asking me to provide proof of cleaning. I am still waiting for the full deposit to be returned.
