I’ve had a great experience living at Titan Apartments. The manager is incredibly friendly, approachable, and always willing to help whenever needed. The staff are welcoming and professional, which makes the community feel comfortable and well-managed. The common areas are kept clean and well-maintained, and I really enjoy the fun events the management hosts for residents—they help create a great sense of community. I also appreciate the strong focus on safety, which gives me peace of mind. Another standout is how quickly maintenance requests are handled. Every ticket I’ve submitted has been addressed promptly, which shows they genuinely care about their residents. Overall, the apartments are clean, well looked after, and a great place to call home. I’d definitely recommend Titan Apartments to anyone looking for a friendly, safe, and well-managed community.

I’ve had a great experience living at Titan Apartments. The manager is incredibly friendly, approachable, and always willing to help whenever needed. I would not recommend this place. When I moved in the admin staff told me the room would be ready on a certain day and it was not, I had to keep following up until the day ended and the room was only ready the day after. Ready is per their words, the apartment was still dirty the toilet had marks and stains, the cupboards were also dirty, I don’t even want to talk about the condition of the oven. Another BIG problem is the pest problem. You literally share your space with thousands of ****roaches, even after they fumigate the problem persists. My line was when moving out, I had an early cancellation, (you need to know that when they say on months rent penalty, they mean your rent+ effluent + parking +refuse+communal charges + the deposit charge+ any damages of course), I had no problem paying this amount, I made a normal EFT and sent the proof of payment on the day I was meant to move out. I was then told, without prior communication regarding this, that I can’t move out before the money reflects. Mind you I had already hired movers and had plans to travel the next day, when I explained my situation, no consideration whatsoever was shown, instead they said I should have told them that my move out date was earlier than month end and they would have communicated that an immediate payment was required (my thing is they send long communications and fail to mention this one requirement and you get communication from multiple people and apparently they are in different departments and you communicating with one doesn’t mean they are all aware). So I had to make another payment to move out, in cash and was told to reverse the normal EFT, but their accounts department received my EFT literally the next morning and I could not reverse my payment. The admin staff contacted me and said they would speak to the accounts department to see if I can get the cash back, but they never got back to me. When I try to call now, they are not answering my calls. To say I am disappointed, especially as a person who stayed there long, and had situations where I had to be patient with admin related issues, from moving, to being charged wrongly on invoices, and receiving late responses on queries, and ROACHES, is an understatement! Oh and you also have to wait at the gate for security to open for you- (so if you are being chased by ********s you’re *****ed 😭) I don’t recommend these apartments.

I feel sorry for the next person who would move there. EXTREME Money hungry: They will charge you for almost everything except for breathing, but given my experience with them, I'm sure they are trying to figure out how they can do that. They have no care or understanding to anything. With them its case of don't make your problems ours and yet the place has a ****roach civilisation. The biggest bullies next to Donald Trump. A typical corporate company that went into property and use the industry as their personal squeeze bottle. Go there at your own risk. I should have listened when I was warned by tenants who used to stay there.

Worst experience ever. Do not attempt. They are bullies. Charge water as a fraction of how much the entire building uses every month. Staff is always rude and confused, except the maintenance. Always fights about not paying tenants their deposits. Pipes are smelling. The electricity is a ****, your recharged amount shows less when checking the units balance. As for the rent, agreed amount came to roughly R7500 including utilities but woke up one day having to pay R9000 which none of the staff could explain. If there’s any increment, tenants should be notified. Ensured there are no kids in the building, but best believe there are. Gate always jams or security takes time to open because they are busy on their phones. I have so much to say, but please do not attempt moving here, there are better places you can move to paying the ridiculous 9k in a place that you have to pay for a mere parking. Also, if you increase rent beyond what tenants can afford and they voice out and give notice to wanting to move out, give them their deposit and allow them to move. You can’t increase a cost and then hold people hostage when you broke what was agreed upon.

To The Titan Apartments on 291 Surrey Avenue, Ferndale, Randburg. AN ABSOLUTE DISASTER!!! If I could give a negative star, I would. This has to be the worst stay that I’ve experienced. A very confused stuff that keeps changing all the time. Just a few highlights from my experience: 1. From the 6th month of my stay, they started increasing the heat water pump charge 3x from what it was. When we asked for the breakdown of how this was calculated, it proved to not be fair, they seem to be basing the calc on the entire building’s usage of hot water and then dividing from that total according to the units that currently occupy the building. So for example, if you were taking cold showers the entire month, you would essentially be paying for your neighbour’s heat water pump charge as they would have used hot water. Totally unfair. 2. In the 3rd month of my stay if I recall correctly, they replaced the electricity meters, where you buy and load units using your meter number, with the electronic meter, where you buy electricity online by scanning a code. I don’t mind this new system, very convenient actually. The issue I have is how every time you recharge, say you load R200, the platform will charge you for the R200, but reflect an amount of R180 as recharged. So where is the R20 going to?? Perhaps you can educate me here. Remember when we bought units via pick n pay or wherever, my understanding is that money goes to city power or whoever the municipality is, so your building manager has no partaking in that transaction other than that you are using meter number which they have provided. With this electronic platform, where is the entire money going to and more specifically these R20s as referenced above?? 3. ****roaches are everywhere, without fail, only break we had was during winter, no matter how clean you are. 4. Kitchen sink pipes have always been smelling, since moving in. Issue has been reported a couple of times no action taken. Imagine having guests, soon as you enter from the main door, you get hit by a smell that is so strong, you cannot ignore it. Just looks really bad like there is no hygiene at all. Not a person who usually provides ratings, but I had to take the time on this one, just to highlight how disappointed I am.
