Valuation

A year ago we bought our house for R780 000. We were geanted a full bond by Standard Bank. Before we moved in wr redid the house as it was in a terrible state. Umongst many things we put in a new kitchen, bathroom, a new roof, new gutters, new floors. We upvraded the whole property. We would now like to add an entertainment area and app**** for an extra R150 000. The valuations agent was here... She spent all of 5min looking around the property. The average house price for our area is R975 000. Our house is practically new and very modern, our property was valued at R820 000. A year after the original valuation??? The application has been declined because they can't find value? Something does not seem right??? I have before and after photos to show what we have done??? It makes no sense??? I would like to know what criteria is considered when doing these valuations??
