To much problem with standard bank

I dont know where to start because theirs alot to complain about since i app**** for a bond at standard bank i had problems the first issue was iask the standard bank employee to put extra R100000 for registration because otherwise i would have had to pay transfer cost again when needed to get the money he said he will do that and never dit. Second problem i told him i will be using money from my mother to build on because the house needed extra bedroom and my mother will be needing the money back soon he insured meit won't be a problem and after six months i can apply for it. When i ap**** for it he said i have to wait for a year because its new regulations but my friend said that the regulations been like that for the past 5years since he got his bond ok so i wait a year went back now they tell me because i got a 104% bond i need to pay the 4% before i cqn apply again where must i get that 4%now he never told anything. And then last thing when they gave me the loan said i am high risk my rate will be 11.5 % and it was high for me i whent bqck to branch to morn? and told him he told me after a year i could ask them to reveiw it and give abetter rate and to my surprise its a lie.
