Good Day, Please be advised that I am writing this mail to you on behalf of Mr D. Venter (Cc’d on this mail) the owner of policy number HLB ********** 76 to list his complaints and his dissatisfaction with the service received from Standard Bank. Kindly please refer to the above attachments for your reference. The attached rejection letter was sent to Mr Venter yesterday afternoon stating that claim #: 18/070180 will not be honoured by yourselves as the damages have been caused by gradual settlement of the soil on the property. There are a few areas of this letter which do not make sense and these are as follows: Firstly the date of the letter is dated 12 September 2018 – Please advise why this is the date on the letter as the Builder that was appointed (Everaad from Independent Claims: ********** ) to come and inspect the property and to evaluate the damages for this claim only came out to the property on the morning of Monday 17 September 2018. The report from the builder was apparently uploaded to your system on Tuesday 18 September 2018 as per my conversation with Tshima Mutshekwane at 13:45 yesterday (18.09.2018), so how is it that if the builder only submitted his report to you yesterday that this letter is dated for the 12 September 2018? Secondly the letter states that this claim will not be honoured due to gradual settlement of the soil BUT the letter also has an extract from Mr Venter’s policy where it states that Settlement, shrinkage or expansion of the insured property because of active soil; and/or consequential loss or damage of any kind whatsoever is insured? Thirdly on the letter it stipulates that the cracks in the building have been an ongoing problem for years and that they have been previously repaired and are now starting to re-open due to the gradual settlement of the soil. According to Mr Venter’s knowledge the cracks in the house have NEVER been repaired since he bought the property from Standard bank in 2000 so where does this information come from? As you can see in the above attachments we have Video’s, Photo’s and email trails confirming all of the above said information. I would also like to state for the record that we are constantly having endless trouble when it comes to submitting claims and getting them Honoured by Standard Bank, you can pull the history of this account and you will see that with all the times the geyser burst in the house only this was repaired but never were any of the kitchen’s wooden cupboards replaced and neither the roofing where the water had leaked through but when Mr Venter put in a claim for this he was simply told that it was due to old damages and could not be repaired/Replaced but please tell me is it not common knowledge that if a geyser burst the water runs through the roof and down the walls? We have also previously put in a claim for the cracks by the doorways inside the house where a builder was sent out and proceeded to inform us that these cracks were caused to there being no lentils put in above the doorways during construction. I don’t see how this becomes Mr Venter’s responsibility to repair when it was Standard Bank from whom he had bought the house from and who had supp**** him with the so called “VALID” building certificate upon purchasing the house. We requested for a copy of the builders report to be sent to us as well which still has not been provided to us. Could someone urgently please contact Mr Venter on: ********** as the structure of the house is definitely becoming more and more unstable due to the ground washing away under the foundation of the house and with the rainy season approaching us fast this issue will only become much worse until it comes to the point where the house will collapse all together on the one side? and still claim is still rejected due to gradual settlement .this is not the case as we have had 3rd and a 4th opinion . standard bank still refuses to send me the copy of the builders report

this is caused by land slip and not by gradual settlement the house has been in existence since 1900's only now it is set tiling ?
