Standard Bank has ridiculous demands

I am baffled by the incompetence expressed by Standard Bank Home Loans and a Private Banker to sort out a very simple issue. We are selling our house and the buyer is taking out his home loan (of less than 50% of the purchase price) with Standard Bank.
The transfer of the property is now ready to be lodged at the deeds office, but now Standard Bank has ridiculous documentation requests which is totally invalid and pointless.
The property is 8 years old and no modifications has been done to the house, Standard bank is however requesting a NHBRC enrollment certificate for the property. They are also requesting a occupancy certificate.

It seems like the person that got assigned this deal does not know the law and process of buying a secondhand house of more than 5 years old, seeing that a NHBRC certificate is only a quarantee for latent defects for the first 5 years.

I truly hope this issue is linked to an individual or small group of incompetence and that it is not a policy of the bank, because it surely discourages one to work with Standard Bank as a home loan provider.
It is a huge effort to obtain such certificates from places like the NHBRC and the city of JHB, unnecessarily.
