**********

On June 30, 2016 I app**** telephonically for a re-advance of R210 000, being the difference between the amount I had registered on my home loan account of R600 000 and the purchase price of R390 000.

During the conversation, the consultant Gift Sibeko advised me that I could qualify for an amount of R990 000. I asked him if it will not affect my re-advance application of the R210 000 and he assured me that it will not.
However, I was declined instantaneously and he advised that he will take up with arbitration.
After a couple of days with no communication from Gift I called to receive feedback and I was informed that arbitration declined based on the amount I had app**** for was high, I was left confused as their consultant had advised me that I qualified.
I felt that I was treated unfairly based on the misinformation of the consultant.
I was advised that I could re-apply with a new consultant Thuso Mafereka, and a new application reference,which brings me to the second application as follows;

**********

On the July 20,2016 I app**** telephonically, and was requested that I submit all documentation including building plans as the intention was to build on my property.
The matter was referred to the Durban office of which Bianca Maistry was handling the application.
However, after about a week and a half the Durban office had determined it to be an additions and alterations loan as there is a current dwelling on the property.
The process was re-started again from the beginning, but was later declined due to the fact that the plans were not approved at that time.
A new consultant Samuel Khuzwayo had advised me that the once I had approved plans, I could apply again with another new application reference number which brings me to the new application as follows:

**********

On 19 August 2016, Thuso and I again captured a new application as at this time I had already had the approved house plans from the municipality.
I was requested that I submit documentation yet again of which I obliged.
After constant calling with no communication on the application I called the home loan customer care department and I was informed on the 1 September 2016, that my application was declined based on the fact that I had a judgement of R385606, co-incidentally being the balance on the home loan account.
Based on that I checked my credit report with transunion and experian and determined that my score was high at 956/1000 and there was no judgement against me.
I called on 2nd September to confront the matter and the consultant Ziphozethu Ntakana had informed that I was not declined based on a judgement but rather the number of enquiries on my credit report.
I told her that it didn't make sense to me and that the in the last three months Standard Bank had made 6 enquiries alone on my credit report.
At this time I was really frustrated as Standard Bank had gone back on their word despite having sent them documentation as they had previously requested.
Ziphozethu later requested my credit report and sent the matter to arbitration yet again of which I had obliged
As i didn't receive any communication from her, I called Bianca to help me with the matter of which later on she advised me that arbitration had not declined based on the "judgement" nor the number of enquiries but rather the fact the my internal scoring was unstable.
Because she could not explain what that means I called Thuso Mafereka who explained to me that the means and he stated that I had 5 applications on my profile causing my internal scoring to be unstable.
Mind you the other application references of ********** and ********** I was not aware of and I do not know who app**** on my behalf from Standard bank as I did not give any consent to this.

Conclusion

I am really frustrated at the level of service and the misinformation from Standard bank because;

I am being punished for taking the advise from the consultants.
I mean my profile had 5 applications that Standard bank had advised me to apply, and when I do, I am being told that they will decline me based on their advise.

On the second application I was assured that the only reason to my disapproval on the application was due to the fact that I had plans that were not yet approved and once I had approved plans I could re-apply, but when I do follow suit on the advise, I get declined meaning therefore standard bank went back on its word.

There is no communication what so ever, if you do not call in no one will actually bother to call your or send and email regarding the progress of your application.

The home loans consultant rarely know what is happening with one's application and hardly know what they are talking about.

My affordability is high enough to qualify for the R210 000 as well as my credit score.

This matter has been going on for the last two and a half months with no solution.
I have been a client for a number of years now and I have a couple of products and I do not appreciate the level of service I have been granted.
