Credit lending not fair within the bank

Understanding that the bank grant up to 80% on vacant land, I have app**** for vacant stand going for R675 000 and indicated that I am willing to pay a deposit of 20% (about R135 000).

Application has been made requesting R540 000. After calculating all expenses I am left with surplus of about R18000.All my credit profiles from credit bureaux after checking are above average (very good) and score more than good.

I resigned from the bank and be moving to new employer with higher salary. The bank declined with a reason I dont meet their credit score and they used my old payslip.I clearly dont understand their declined reason as I dont see any affordability issue. Absa maximum grants on vacant land is 60% and they approved my loan with no fuss at 60%. Hence I bank with SBSA, currently bonded with SBSA and willing to further later apply for building loan with SBSA and currently working and resigned from SBSA.

Quote from my bond originator "You can see our first bond application with STD bank was submitted and requested at 80% which was declined due to the bank’s scorecard We then changed the bond to 60% on normal criteria at STD bank and the bond was still declined due to the scorecard. I had several discussions with STD bank and one of the things we had picked up is the fact that you are still employed with STD bank, but we have presented credit with your new employment and income which starts 27 May. So the current employment vs the new employment seems to be an issue with the internal scoring at STD bank. This has now been addressed and sorted and the credit consultant has re-scored the application manually within STD bank and the file has been arbitrated and motivated to credit to review the bond approval on the stand. The banker did inform me that the application does not qualify for 80% but she has still motivated for credit to re-consider the 80% loan"

Reading the bank's website asked clients to come to the bank if they found their dream vacant land and have 20% deposit as you are willing to offer the up to until 80%. Please my decline should be escalated to the credit department to have a look thoroughly before I go to NCR. If my surplus is R18000 why my application is declined? What more else one has to prove affordability.
