Poor service from estate agent Seeff Properties

I paid the estate agent(Shelly oliver) an amount of R9000 to rent a property only to find that flat was in a very bad state, it was not clean, their was an odour of cats urine, it was full of pests, dirty, bathroom window broken, carpets was very dirty. She gave me incorrect information of all the things that were suppose to be in the Flat for example the Air conditioner that she said its working of which its wasn't. on the day she came to do her inspection I had already moved in the place, I told her about all the things I was not happy about she told me that those defects were there even when the previous tenant was there meaning they didn't really maintain the place at all, of which I decided to leave the place after 7 days, I then requested her to pay me a pro rata of the rent and my deposit she only paid me an amount of R23??.
