I put in an offer on a flat in Stellenbosch via Seeff and dealt with an agent who told me Seeff had a sole mandate and he was the only one with keys. This, I discovered was a lie. My initial offer was rejected so on the Wednesday I put in a higher offer just below the asking price. The agent told me that my offer would be accepted, as he spoke to the seller on the phone and they were coming down from Knysna to sign. On Saturday after deadline I called the Seeff agent and asked what was happening? He stalled on me and gave various garbled excuses and eventually told be that a brother of the seller had offered a higher price and that they have sold to the brother. This, I have discovered is another lie. Even after I told him that this was a highly unlikely scenario. It turned out that ReMax knew my offer was on the table and told their client to go higher and he got the flat ahead of me. On investigation, I have disvoverd that my Seeff agent is known as a bit of a laughing stock in the area. The day I saw the property he told me I am the only one who has enqired about the property and then told me a little later (pushing me to make an offer) someone was coming to view in an hour. So yet another lie there.

Over almost three weeks I have written three emails to Seeff head office to complain and to get some feedback on what actually happened but as yet they have not responded once (apart from one automated reply).
