Worst property management company ever!!!

<p>I was advised last year to use Rawson property to rent my house out in Faerie Glen. An agent came to talk to me and the conversation went in such a way that I felt I had found a good rental agent. She would ensure my property was well maintained and I could relax. Rawson found a tenant and at the meeting I informed all that the house would be rented for the year thereafter I would be selling as I am relocating overseas. The tenant wanted to buy the house then already and asked numerous times. So in the lease agreement we added that the tenant could have first option to buy and the rental was made over 24 months. The only problem I shared with them that they may have is roof leaks, however I had paid just over R10000 to a roofing company to seal the leaks so I was sure the leaks were actually fixed. </p> <p> </p> <p>Within the first three months the tenant complained the pool pump was not working. I tried numerous times through Rawson to get someone out to check the pump. Within a few weeks I got conflicting emails from the tenants. I phoned the husband and he said the pump was working the problem was the algae in the pool. Although apparently he had 15 years experience in pools I gave him a bit of advise on what chemicals to use. </p> <p>The accountant who was paying through the rent held back the rent saying I owed the tenant money on the prepaid account. After explaining how the prepaid account works she finally decided to pay the rent but not the full amount. Today I am still short on this payment. Every month she emails me a new spread sheet of what she will pay and what I will pay. To run things smoothly i even offered and did pay their municipality charges for a few months, thinking I was helping but this turned out a disaster. </p> <p>The wife then complained that the electric gate was broken. Rawson arranged for someone to go out, I have pictures of the rail and it's plan to see the gate rails were full of mud hence the motor not opening the gate fully. Again the refused to pay the rent until the motor was returned, now stating it was the remotes that were broken not the motor. My son from Australia called the tenants asking if they could please pay the rent, which was finally paid a week or so late.</p> <p>The accountant then refused to pay the municipality dustbin removal, I got all the papers needed to cancel and emailed to confirm if this was what the wanted, they had changed their minds and told me to leave it.</p> <p><span style="font-size: 14px;">I received a mail from Rawson showing to pool had been emptied. I arranged to do an inspection of the property this took about a month the get a final date.</span></p> <p> </p> <p>On two occasions Ihave been asked by the tenant through the Rawson agent to call municipality to them come unblock the drains. The month the tenants moved in Ihad just later new drainage pipes.</p> <p> </p> <p>On entering the property, the electric gate does not work. A tree has fallen over onto the gate roof which has just been left hanging. The garden had had about 60% of the plants and flowers removed. The drains were blocked again. There are a number of broken windows in the house now. When I asked why the had not maintained the garden I was told the borehole was broken. Their dogs have dug holes into what once was beautiful lawns. The swimming pool seems to now be used as a skateboarding area, and dog playground. The braai area which I built a few months before moving out was totally destroyed with a lot of old junk packed on top of it. </p> <p>All the pool equipment is scattered all around in the garden.</p> <p>I asked Rawson how did my property go so bad, she actually told me that in her opinion the house looks better since the tenants have moved it.</p> <p>Now it's a year and I want to sell, I gave the tenants first option which they declined and have since found another buyer. I asked Rawson if she could send the tenant a lease cancellation giving them three months notice to move out by end October. Due to the state of the property I have dropped my price. The new buyer is willing to fix everything which means the tenant can take back his deposit. I got a mail from Rawson yesterday saying the tenants don't want to move in October because of school exams......... Remembering they moved into the house in October last year... </p> <p>This is my story, my question is</p> <p>what actually have I been paying Rawson to do in the last year?</p> <p>Can a tenant just do this kind of damage to a property and the owner must just accept it?</p> <p>Am I suppose to accept the continued bulling and demands from the tenant</p> <p>Must I lose this buyer because the tenants child is in school writing exams?</p> <p>How do I sell my house to the buyer, relocate the tenant so that everyone is in a win win situation?</p> <p> </p> <p>If anyone out there can help me, I would really appreciate and advice and support...................</p> <p> </p>

Good afternoon

On the 10 August you rep**** that one of your staff will becontcting me shortly to obtain further details and clarification ......... As of today 14 September I have not had any calls from any staff member to address my situation as swiftly as possible!

Please help me to resolve these issues stated above
