********* Rawson Rats

<p>I am writing an official complaint regarding the actions taken by RAWSON PROPERTIES NORTHRIDDING concerning CLAUD BOTES & CASPER SWART for the following:</p> <p>On 17/12/2016, I CLAUD BOTES & CASPER SWART, formally ended our lease agreement of 6 moths with Rawson Properties (NORTH RIDDING) at 20 KWELA CLOSE, NIVEN ROAD, DOUGLASDALE, JOHANNESBURG. RAWSON NORTH RIDDING (the managing agents), inspected the property for an outgoing inspection on 17/12/2016. According to RAWSON, there were no faults with the property and therefore no damage or necessary repairs were reported on the day of the final inspection. RAWSON NORTH RIDDING verbally reported that the security deposit for the property would be refunded in full, after 7 working days, after inspection. After 10 working days, I contacted Rawson Properties only to find out that the report by CARMEN COLLINS & RAGEL from (RAWSON properties NORTH RIDDING) had been completely altered (all though the ingoing and exit inspection sheet corresponds almost 100%) faulting me on exiting damages and repairs that was there before we moved in!</p> <p>When we moved into the property we pleaded that all the faults be rectified and fixed with no result. There was a rat in our kitchen that myself and Caper needed to sort out as we aren’t getting any assistance from Rawson Properties.</p> <p>When we moved out I requested that some paint repair work that needed to be done, I will do at my own expense, to not lose my deposit… Rawson North ridding responded and said that the unit was already occupied and it was too late for us to do any improvements on the unit to redeem our deposit.</p> <p>When I went to visit the unit 2 months later (2017-02-03) only to find that there were no improvements done to the place and the unit is still not occupied.</p> <p>Casper Swart phoned Rawson properties on the 7th February 2017 to ask what was going on, Carmen Collins (our managing agent) told him that the fact that the unit was empty and no improvements was done was none of our business and she hanged up the phone mid sentence.</p> <p>According to the Rental Housing Act (Act 50 of 1999) the remainder of the security deposit has to be paid to the tenant in "no later than 14 days of restoration of the dwelling" and all relevant receipts are to be made available for the tenant's inspection. Should no restoration be required, the full deposit (and any accrued interest) must be paid to the tenant "within 7 days of the expiration of the lease".</p> <p>Rawson Properties reported that there were no damages to 20 Kwela close, Niven road, Douglasdale, Johannesburg, and later altered their original report and then claimed for damaged and repairs. They stated that they used the security deposit for the said repairs, yet never executed any of them upon my inspection. I regard this ********** activity as an infringement and violation of the law and the Rental Housing Act (Act 50 of 1999).</p> <p>In order to rectify the issue(s) I have raised, I ask your assistance and legal advice on the matter. As mentioned above Rawson Properties have seized to maintain any contact with me, therefor I have to take advances and seek professional support.</p> <p>Be wary of who you choose to be your so called PROFFESIONAL realtors.</p> <p>If there is a way to get this problem solved in a civil manner please advice.</p>
