Terrible experience with Rawson and their contractor

Dealing with Rawson and their contractor is a nightmare.

Fehm Vaid (my then managing agent) recommended James from Jack of all trades to paint my unit at St Pauls, Paulshof.

These are the issues I have had and the issue of a refund has been going on for a month now. Fehm is aware of the issues as she has been in contact with the contractor, my tenants and myself.

1. James from Jack of all Trades **** about the paint price. He has no receipts as he says he lost them. He sent a screenshot of a more expensive paint (by R1000) claiming it to be the one he used.

2. He bought a different colour and type of paint to what i asked for without my permission. This was after i had already paid the full amount. An arrangement was made for him to get a sample of the paint but he never did. The type of paint i requested was on the invoice.

3.He had no intention of painting the bathrooms and i would not have known about any of this if it wasn't for my tenant. The bathrooms were included in the invoice.

4. It seems his buisness is not registered with SARS. How can Rawson recommend such service providers?

5. I requested for a refund a few days before the job but was Fehm said that he couldn't because he already bought the materials, only to find out that the materials were bought the morning of the job.

6. My tenant has additional issues with the contractor and Fehm in terms of their conduct. One of the issues is that the painter was left with no food for the entire day as well as a TV and piece of furniture needing repairs.

I have proof of all that is mentioned here in emails and screen shots. Please see attachments. If you would like to follow up I can send you more proof.

I thought having Rawson manage the unit would mean no stress on my side but this is not the case so I doubt i will continue with Rawson once the lease is over.This is not just because of the issue with Jack of all Trades but there have been many grey areas with the managing agent and Jack of all Trades
