An Estate Agent is mandated to find a willing and able Purchaser for a property, which mandate is actually completed once the suspensive conditions have been met. Certain Agents do however try and assist over and above their normal responsibilities such as with the handing over of keys etc. Our mandate, as mentioned above was to attend to the transfer of the property into your name. The Conveyancer or Agent cannot give any warranties or guarantees with regards to the condition of a property, therefore a Seller completes and signs a property condition report and should there be litigation
