Dishonest Agent

I have a rental property that was managed by an Lerato Mbele at Rawson Florida. I paid procurement fees and 10% was deducted every month for property management. I had tenants for 1year...their contract was due to end 31May2023. I communicated with the agent in March/April about the tenants. I asked if the tenants would be renewing the contract and she said yes they'd be renewing the contract. The tenants paid rent for June and July. I insistently followed up with Lerato about the contract and Lerato said she gave it to the tenants and was waiting to receive it back from them. Between Apr/May I spoke to Lerato and told her I'm interested in selling the apartment and asked for her professional advise. She said it's possible to sell the property while it's tenented and that she will speak to the tenants. I told her to communicate with the tenants that I'll give them 1st priority to buy the apartment. Lerato came back to me on WhatsApp and told me that the tenants husband has a debt of close to R500 000 and bad credit score so they don't qualify to buy. Lerato went on and evaluated the property and advertised the property. On 6July2023 I received a WhatsApp message from Lerato saying that the tenants have decided to move end of the month. I told her that I was still waiting for the signed contract from her and she said that the tenants husband wasn't comfortable with people coming to view the property. I told her that in this case then it means that they forfeit their deposit and Lerato said to me they were renting month to month and had given her a verbal termination of contract. I told her that it can't be right because she never told me that they were renting month to month and I hadn't agreed or signed for it. She said the tenants have a right to terminate the contract whenever they want to. I'm the same email she said that she's taking off all my properties adverts and is no longer going to manage my property. I asked for her managers name details I never got them. I had included Mari Francis in all our email communications and I emailed him privately and expressed my concerns and he said he's aware of it. I emailed him again with concerns re the deposit and he hasn't responded to me. I still don't know who's the manager at this branch.

My apartment is currently standing empty. I've had to find another agent to manage my property. Last week I received a money transfer of R1400 from Rawson. I don't know what I'm being reimbursed R1400 for. I'm still waiting for Mark Francis to get back to me with regards to this whole matter and they decide to conclude by paying me R1400.

I'm in desperate need for assistance with this matter.
