Deposit rental dispute
I moved into Manhattan, in Paulshot, Umkomaas Street, on 01 August 2024 and recently moved out on the 26 April 2025. The reason I terminated my lease early was due to extensive mould in the property, it started in the guest bedroom which my child was using, the agent came to view this and advised me to not let my son sleep in that room until this was remedied, this was in Jan of 2025 and this was not addressed until it moved to a second bedroom, the main bedroom and again I drew this to the attention of the agent but at this point I had realized they are not going to deal with this. And so I gave them 20 days notice where I would then find another place and move, I moved out on the 26th April. I took someone to the apartment once it was empty and she cleaned and we left the apartment spotless. I have now received an invoice of R7250.00, please see attached. They are charging me R5500.00 for painting minor scuffs, which may have happened when we were moving, small marks that can be wiped down but as you can see in the photos attached, there was no damage caused by myself in the rooms, the damage to the walls was due to the mould. Those marks do not warrant a whole revamp of the paint in the entire unit and there is absolutely no ways to paint the 2 rooms would cost R5500, so it is safe to assume I am being charged to paint the whole unit, I have doubts that the mould has been remedied, so someone else will move into that apartment and be told it is freshly painted, yet that was just to cover the mould until it appears again in 6 months or less. To me and what I know to be the average cost of painting this amount is extremely exaggerated and the agents are making me pay to repaint the whole unit where the rooms were damaged due to mould. The cost of R1500 for the cleaning of an already cleaned apartment is also exaggerated and I do not agree with it, there was no professional cleaning service needed as can be seen in the moving out inspection.
