Cancellation fee without a lease and None Customer service

I am extremely disappointed in the lack of service i received from Rawson Edenvale (Village ya Kagiso ) ,after being their tenant since 2017 I opted to leave their place as i pay my rent faithful and i am not happy with the service and their lack lack of customer service Stella, Patience and Charles rendered. It is unfair that i got charged a cancellation fee of almost 40% of my deposit where else my move was forced by the fact that the caretaker and the agent can't help me with my living situation, as they promised they would , i am sure there is a rule under the industry regulations allows this, if help was not given to tenant .

I don't even know what lease cancellation as my 12 month lease ended December 2017 and it never got renewed , but i continued living on their premises and paying rent till last month on the 6th when i had enough of them not being able to help me , i was then told of lease cancellation but i don't have a lease . Village ya Kagiso is being operated like a tuck shop and they don't care about their tenants all they what is money and when you leave they find all sort of reasins not to pay back your deposit in full ..Rawson is full of ******
