Advertising False Expectations

Rawson properties Secunda approach me with a cash offer on the sale of my house. I had to drop my original offer in order to obtain this cash offer. Agent informed me that this was a done deal after signing all documents and proof. The agent even posted the house at reduced price as sold on their website and property24 website. I approached them stating how they can list it as sold if everything is still not finalized and they only stated that they received the proof of funds and everything was signed thus "sold" listing. Needless to say a week after advert is placed they came back stating the deal did not go through. So now I lost potential buyers in the process, lost my integrity from other selling agents as Rawson listed the below offer price to the public, potentially loosing my current renters in the property as they saw the "sold" advert. Only for Rawson to send me a voice note to say "sorry such things happen" and only now removed the "sold" advert and stated they will continue looking for buyers. Clearly a flawed system on their side creating false expectations before a deal is even reached.
