Disappointed with Qliving/Q holdings properties

I would like to express my disappointment regarding the plumbing system at the rented unit at The Homage in Bramley. First moved in 1st November 2024, to date already experienced 3 drain blockages (17/11/2024, 29/03/2025 & 20/04/2025) plumber mentioned because my unit is situated at ground floor and pipes used are too small to cater for all 3 floors including ground. The recent one happened 20/04/2025, sewerage comes out of the shower & reported with security because there was no caretaker on site. Mbuso was called but not helpful at all because he ignored my plea. Over the phone he said he will return call to no avail until today regardless of being advised that the unit is flooding with sewerage. Another caretaker Mpumi was at least honest & returned call but she could not get anyone to assist. She also went out of her way to get someone to assist but maintenance team were completely useless. Another caretaker Leon came to check the drain at 10:00 21/04/2025 and could only say “ohhh sh****t!! when he saw what was happening in the shower. Management promised to send plumber early morning, then at 14:00 after they said in an hour which should have been 15:00 but at 16:19 21/04/2025 still there was no plumber on site and the shower in the unit was still flooding with other tenants poo (***a) flogging in my shower. Eventually plumber came and sorted out the problem but still I have to clean that nonsense in the shower. when I request to be moved to another unit I am denied the opportunity to move yet the caretaker Leon advised that one of the tenants is moving out month end but I am denied the opportunity to be moved to that unit. Instead I’m told there are no available units but I pay 6months full in advance.

Given the circumstances I feel I need to be prioritised and henceforth would avoid staying there at all costs, management have no sense of urgency and they don’t take their tenants seriously when the cry out for help!!!

We have reviewed our full communication history with you and would like to acknowledge the following:
  • Your initial report about the shower drainage was made five months ago, and multiple maintenance call-out (MC) appointment links were sent to assist in resolving the issue. In December, our team attended to the geyser and pressure concerns, which you confirmed were resolved at the time.
  • Most recently, 24 days ago, you reported a plumbing issue, and our plumber attended to the matter promptly. You confirmed that it had been resolved, and the service chat was closed.
  • Over this past weekend, we regret that the plumber did not arrive at the promised time of 14:00. However, we are relieved that the plumber did attend later that same day and successfully unblocked the 110mm pipe.

We acknowledge your frustration regarding the delay in response, especially given the severity of the situation.  Regarding your request to move to another unit, we understand your concerns. Please note that our ability to accommodate relocation requests depends entirely on current availability and operational logistics. While we have no intention of dismissing your request, we unfortunately cannot always guarantee an immediate alternative—especially in high-demand buildings like The Homage. That said, we do appreciate your commitment in paying your rent in advance, and we agree that tenants who show that level of trust and responsibility deserve attentive service.
