Own haven poor estate manageent (Riverwood North Eco Estate)

I purchased a property at Riverwood North Eco Estate in 2023 through Harcourt Real Estate in kuGompo. At the time of purchase, the levy agreement with Own Haven Property Management clearly stipulated a monthly levy of R300. However, after I took occupation, I was charged levies that were substantially higher than the agreed amount. I was further billed backdated levies of R5,685.92 for the period 21/12/2023 to 31/08/2024, which equates to R710.74 per month. This is more than double the amount originally agreed upon and places an unfair financial burden on residents.

Although I escalated this matter to Own Haven Property Management, it remains unresolved. I made several payments in good faith but later stopped because the level of service provided did not justify the increased charges. The estate is only partially maintained: vacant sites are being used as dumping areas by the construction company; there is no bush clearance; the electric fence is not operational; refuse is not collected; vacant sites are not cleared; and grass is not cut. These conditions raise legitimate concerns about safety, cleanliness, and basic service delivery within the estate.

Despite these ongoing service failures, the levy was increased to R680. This increase is difficult to accept when residents are not receiving the standard of maintenance and management reasonably expected in a residential estate. Own Haven Property Management also manages Avalon Gardens in Gonubie, kuGompo, as well as a block of flats in Belgravia, kuGompo, both of which are well maintained, clean, and desirable places to live. It is therefore reasonable to request that residents of Riverwood North Eco Estate receive the same standard of service, dignity, and fair treatment. I respectfully request urgent assistance to ensure that Own Haven fulfils its obligations as agreed and provides residents with the services for which they are being charged.

Considering the above, I urge the relevant parties to intervene without delay, investigate the levy charges and service failures, and compel Own Haven Property Management to meet its responsibilities fairly, transparently, and consistently. Residents should not be expected to pay increased levies while basic maintenance, safety, cleanliness, and management obligations remain unmet.
