OOBA insurance company

I bought a house about 2.5 years ago is old house. Am insured with OOBA when I took insurance they knew that am not buying newly built house. However after a year I had issues with my roof when I called them I was told the roof is old and was not maintained so insurance won't cover I let it slide. Now my gate motor is not working according to the technical personnel that came to access the damage he said the gears are not working anymore your insurance had to change the gate motor to a new one since the motor I have is old and again when I claim am told is not covered because it happened due to motor gate aging in the old house are they then saying before moving to the house replace all the fittings in the house so they can be covered with OOBA insurance. Or they just realize it when one submit a claim
