Should not do rentals

<p>I signed up to rent a place from Monarch Rentals in Benoni, They said i had to put down a month and a half rent, first months rent and a R2200 electricity deposit excluding the extra R1000 for all paper work, inspections etc.</p> <p> </p> <p>They said my one and a half's month deposit would go into a trust fund which would gain interest.</p> <p>Everything that they said, i agreed on, signed by both them and myself, so a contract was in place of what i would be paying on moving in and when i decided to move out.</p> <p>Any problems i had, i let them know immediately, they over charged the last two months, and when a mail was sent, nothing was done, they stuck to their guns and contact stopped when they had to credit their accounts.</p> <p> </p> <p>So all in all, i put down R12500 to move in, I gave two months notice, and then received a mail this morning of costs that were not on the agreement which was signed one year ago. I sent a mail with agreement attached, and then their story changed, started adding on all extra costs, and basically told me what they were willing to give back which was R5500 approximately.</p> <p> </p> <p>Once an agreement or contract is written up, no party is allowed to change that contract without the other party agreeing. Monarch rentals stopped all contact and basically said take it or leave it. When i complained about this, they passed the buck and nobody was willing to deal with me. I find this very unfortunate as they are a corporate and should deal with their clients in a decent manner.</p> <p> </p> <p>Very unproffesional and dont even deserve a one star.</p>

Of the roughly R12500 that was paid in just over R7300 was for the deposit and was indeed deposited into our trust account and earned interest. The remaining R5200 was for rent of R4364-52 and R835-48 was for the cost of drawing up the lease and performing the credit check.

With regards the matter of overcharging the Tenant: All complexes are run by a Body Corporate and the Body Corporate often appoints a managing agent and it is the managing agent that raises the charges for the usage of electricity and water and whatever other amenities the complex offers. Monarch as the Rental Agent receives the charges from the managing agent and raises those exact charges on the Tenants account. When the tenant pays we immediately pay the managing agent. So the issue here is with the managing agent because they are the ones that have actually overcharged and since the query was raised Monarch has been chasing the managing agent to rectify the account so that we in turn can rectify the Tenant's account on our side. We have communicated with the Tenant fully on this matter and there has been no suspension of contact. Our story has never changed. We will refund the overcharge as soon as we receive the refund from the managing agent. Something that the Tenant has accepted and acknowledged.

No extra costs have been added on. The Tenant has been charged an inspection fee and a carpet clean. He has accepted these small charges and has acknowledged that they are in the lease agreement he signed.

Nobody has passed the buck. We are fighting on behalf of the Tenant to recover his overpayment to the managing agent.

Monarch Rentals is not a corporate, but we thank you for the compliment because we work very hard to present a professional image and aspire to offering the best level of service to both Landlords and Tenants.

Lastly:

The Tenant has since backtracked on his complaint in the communications between us, has thanked Margaret for her constant feedback and has promised to repost a positive review on Hello Peter.

Monarch is very pleased to update this review with the news that yesterday we have obtained the refund of R250.00 from the managing agent and have paid it over to the Tenant.

I have not back-tracked on my complaint, I do still believe that some issues could do with some improving, however Margaret has been very helpful in answering my questions and my emails. She did pay my deposit back within a week which i am very grateful for, she did refund me the money back that i was over charged, im just awaiting one more payment. Margaret made the difference and changed my thoughts on Monarch Rentals. Give her a pair of gloves because she is a keeper... Thank you Margaret for your help :)

I received the last payment that Monarch Rentals owed me this morning, just over a month from when i moved out. I change my rating from a one star to a three star
