Good day Sir Attached the photos and report of the routine inspection that was done at the above-mentioned unit for your attention. Linda du Preez – Please urgently send a warning letter to the tenants and notify them that running a business from a residential unit is strictly prohibited and will not be tolerated, they must immediately stop this. Further action will be taken against them should they not adhere to the warning. Regards Good morning

Dear Isabel So called portfolio manager Finally thank you. Please provide any letters of breach for running business activity as visible by yellow ceilings in unit 4 and the kitchen wood damage due to violation of leasehold agreement held with Midcity.

Kindly also attach garage pictures and gardens of unit 1,2,3,4 Also please enlighten occupants to report any leaks to your Midcity offices and to close tap or meter attached to their unit or toilet as the leasehold contract is held @ Midcity for any repairs to take place by contractors. Will need to compare pictures received with pre move in. Also provide the seven day letter for the outstanding utilities and breach violation of said leasehold contract as no leaks were reported by you @ Midcity. Consolidated cash flow from 032023 to current 022024 as requested by Sars for taxes to be paid unable to download from portal not working.

Dear Barry Quinton Sweetlove, Isabel Llundal, Linda Dupreez, Retha Van Der Schyff, Annette Branders, Diounie Strydom

Trust you are well

Please see attached unresolved received from tribunal where you were present.

As the tribunal mentioned to you were supposed to apply to tribunal for Non Compliance instead!

The outstanding amount has since increased to R18759 since Inception 2023 of your procurement and mismanagement *****ulently inflated the salary on TPN signed and acknowledged both your FFC.

This would not had been the case had you not *****ulently inflated the occupants salary which does not reconcile on the bank statements as discussed with you several times already.

Cannot afford these expenses and repayments any longer as your intentions with malicious intent for me to lose the property due to your malpractices and unfair practice rendered in violation of your MOA having brought this to your attention you quickly terminated the contract within which you violated by *****ulently inflated occupants salary beyond his means from Inception to date leaving me out of pocket.

Awaiting your response for the date to resolve the unresolved matter at the tribunal whereby you instead were suppose to apply for Non Compliance as stated at the tribunal hence unresolved to date since 2023.

Awaiting your response for the continued inconvenience.

Regards

Very concerned client

Please check short payment of levies of R587 again will result in interest and penalties. Have been informed by Portfolio Manager @ Isabel Llundal and Barry Quinton Sweetlove disbur*****ts paid up before any payments made to owner again on the contrary which is reflective as short paid R587. It's evident due to Midcity mis management keep incurring additional unknown costs.
