Midcity Procured and Mismanaged occupants from residential leasehold contracts to unknown businesses activities bylaws contravened, unfair practice not remedied ongoing since last year
Midcity procures and mismanagement of occupants they procure in a residential complex where this is violation of residential leasehold contract in place and business are being run from these units have complained several times conveniently gert.joubert no longer works there as served the necessary warnings and non which was taken up with said occupants to date.
The occupants at unit 1,2,4 in complex have violated residential act despite having a signed leasehold for residential contract only when having raised this with Isabel llundal she despises and kept saying it's not her she is residential portfolio manager not wanting to take any responsibility either. When having brought this to Barry Sweetloves attention and meeting he screams and yells at me to remove the reports and complaints, hello Sir have notified your appointed rentals portfolio manager and since led me to question the expertise and no attention to detail to acting swiftly in the breach of mid inspection of units not adhered nor undertaken by Midcity to especially where businesses activities are carried out hence increase in said occupants conducting a business where utilities are now exorbitant as queried by the occupants as per the query received from Linda du Preez | Credit Controller MidCity Property Services (Pty) Ltd.

Not acting swiftly to matters arised have since deteriorated and pursued with limited after sales services they quite relaxed and having escalated this as the abuse of utilities due their business activities on a signed residential lease and short with non payments of R17759 to date as an owner cannot survive with my debts, expenses, levies, rates, unpaid water, sanitation, management fees, administration fees all unpaid rentals having accumulated each month leaving me out of pocket includes payments to Sars for taxes. Instead Midcity needs to be reminded to escalate to the housing tribunal. Meter readers, neighbours CCTV footage is available to review the business activities reported several times to Midcity these activities visible on leasehold premises on the premises of the Body Corporate rules and regulations including the bylaws being breached where owners/ neighbours are in instead reporting me owner to csos whilst contract to residential lease is between Occupant and Midcity management is relaxed as one is being held with hostage in ones own units. This is unfair practice to myself as an owner and other owners that are neighbours where residential rights, security , privacy are violated with business activities taking place where utilities are escalated hence cannot be responsible where the meter readers have also confirmed the actual readings taken are evident and actual.
Should csos contact as fellow neighbours that are owners have raised this Business Activities with owners as stated above. Please note there are fifteen units in the complex all utilities are fine not queried By same meter readers of which only three units are disputing and these are the units that have been raised with Midcity as businesses violation on a residential leasehold contract.
This has since come to light AGAIN as having received an email from Linda Du Preez at Midcity as the units 1 and 4 have queried the utilities investigation shows they are are more than 6 people in the unit every day where the lease only stipulates six people in a 3 bedroom unit as it's overcrowded to 12 hence is this not common sense to note you over the limit hence utilities increases sanitation and water as no leaks have been reported either as Midcity had not issued nor received any from unit 1,2,4 as they run a business crèche, electronics/ BnB , sales of food all which consume, water it's not borehole runs through meter from COT as each unit has separate water meters hence Isabel has sent out circular reminding occupants the use of fire houses only for the use of fire emergencies not for daily uses or washing off vehicles nor for watering of Gardens as per thr Body Corporate Rules issued by:

as stipulated on TPN tenants have warnings of 150k instead of 15k have brought this to their attention not being a true reflection for any other practitioner making reference to TPN hence to take note the deterioration of lack of management.
When bringing this to Midcity attention they instead gave me a notice to terminate their service and 6k to shut up yet the outstanding bill to date is R17759 from occupant at unit 2. Linda already uploaded notes on system stating occupants 1 and 4 not going to pay utilities yet not having conducted routine inspection for business use where violation of leasehold contract is clearly visible.
It is so difficult to liaise with Midcity on the telephone, or a meeting make me wander how do they obtain their Fidelity Fund Certificate, PPRA, Logbook, PDE, CPD, NQF4
After reporting several times this unfair practice escalated to housing tribunal as Linda and Isabel only got a judgement for R1959 instead of the full outstanding amount which was 10k, than 14k at the time now 17k. The full rental outstanding was suppose to be paid on the 1st of the month as per signed lease with occupant and Midcity they made arrangement with occupant procured and managed for payment on 15/01/2024.
The was sat down in court last Nov 2023. The occupant procured by Midcity told the judge Midcity has made an error he presented his documents to the court at first they could not find the file that Midcity has lodged than finally found and wasted my time with psychological distress and no solution as Midcity nor any of the consultants that has mandate were available to represent themselves in court . Strange that both the residential portfolio manager and the credit control manager whom launched the application with the court I also had to pay additional R1234 to sheriff of the court, including outstanding rental, utilities to date amounting to R17759. Guess what Midcity has the mandate they don't check with owner or the occupants they procure Nor do they take responsibility. The debt collectors calling me and require proof of my outstanding debts off which I cannot liaise with occupants neither to prevent legal action. However I am to discuss with occupant as required by the judge and the occupant mentioned he does not have a contract with me instead Midcity as Midcity nor it's representatives signed with have not pitched in the court it's pointless.
I was dumbstruck as the email received from Isabel Llundal, Barry Sweetlove, Midcity conveniently allows the occupants to sign with no bank statements amounts don't reconcile both on applications nor on TPN. Housing tribunal officer Norman Lawnet mentioned to liaise with agents , Barry Sweetloves, Diounie Strydom, Isabel Llundal, Linda Dupreez non of which are confirming to appear in court to represent themselves as the occupant they procured the technicality which I don't understand is where they Conveniently Not Party To Contract as Midcity and their personnel ( Barry Sweetloves, Diounie Strydom, Isabel Llundal, Linda Dupreez, Annette Branders ) did not pitch is this not a waste of resources ? Barry sweetloves @Midcity instead send me termination letters to me whilst they have procured businesses in a residential lease have submitted to CSOS and PPRA will now need to consult an attorney as I can only accept their termination once they pay me full outstanding balances and ensure they return the units vacant as was supp**** to them initially with no business occupancy which are in violation of residential signed leasehold contract held at Midcity with pictures and managers these occupants with no references and no correct figures on bank statements don't reconcile with signed tenant application nor does it reconcile with that which Annette branders places on Tenant Profile Network also require full outstanding payments including payments for damages as they are before and after pictures where pre and post inspection. This can not be tolerated. Unit 4 sales of food and constant hooting at movement at gates all and Sundry are complaining have notified Midcity as they too take liberties . The court case which Midcity had set up for me to appear whilst it's their occupant as stated by housing tribunal Norman Lawnet it's evident how Midcity incriminates, deceives and misleading owners with mandates by all of its human Beings procures and mismanagement of occupants they procure in a residential complex where this is violated and business are being run from these units have complained several times conveniently gert.joubert no longer works there to pursue the business activities with issue of how many warnings.
Also corresponded to Isabel and Linda since they demanded response of hearing hence provided same response to them to appear with me in court next week with the occupant they procured and to represent their word with his as Midcity had signed with him their non presence again cannot lead to allegations instead facts.
