Dent on car door

I am a tentant @ Parkholm Flats. On the 26 of May as I was driving into the parking, the entrance gate had closed on my car. There is no sensor on the gate. 2 vehicle entrance gates to the property open and close using the same remote. Pedestrians use the remote to gain access to the property via the vehicle entrance gates as well. Mid City refuses to pay for the damage to my car. They say I should claim from my insurance and prove negligence on their part. The second incident occurr ed at the beginning of September while I was away, my car was parked near the vehicle entrance gate which was being painted. When I got back I noticed spots of black paint on the drivers side of my car. Any advice and feedback is much appreciated. Infuriated tenant
