******** Rent Increases, No Lease Provided & Threats of Eviction – Mafadi Property Management

I am extremely disappointed with the conduct of Mafadi Property Management and the handling of my tenancy at Mason, Abour Town, Amanzimtoti, Durban.

I moved into the property on 1 June 2024. Since then:

I have never been provided with a copy of my lease agreement, despite requesting it.

I only received my first statement in October 2025.

I discovered that my rent was increased from R7,500 to R8,250 without any written notice.

A new water charge was added (R250, later R282) without prior communication or agreement.

I made a payment of R8,550 at the end of October after a telephone discussion, yet I still received a Letter of Demand threatening eviction and blacklisting.

At no point did I receive written notice of a rent increase as required under the Rental Housing Act. Instead of addressing my queries and providing documentation, the company issued threats of eviction and credit bureau reporting.

This is highly unprofessional and appears to be an unfair rental practice. Tenants deserve transparency, proper communication, and compliance with South African rental law.

I have formally disputed the charges and requested:

A copy of my lease agreement

A full breakdown of charges since June 2024

Written proof of any lawful rent increase

To date, this has not been rectified.

I urge prospective tenants to be cautious and ensure all documentation and rental terms are clearly provided in writing before signing or occupying any property managed by this company.
