Long List of Complaints from a Home Owner for Mafadi who is the Body Corporate

Incident related to the 26th March 2021 Images taken from the Security Occurrence Booklet 26th March 2021- a bakkie tailgated a tenant into the complex. Please note the security did not notice this. This bakkie indicated that they are here to fumigate. Guard on Duty was Diverson. Diverson went with these entrants around the complex to try help them fumigate. Nicole Ogilvie who resides at Unit 13H was one of the victims. Her unit was entered in her presence with the security. Nicole confirms the “fumigators” made her sign a blank quote then demanded R3200. They also stole R1000 cash from her unit and an old cellphone. Please note the bakkie registration was not taken down on the book. Neither where the names. These entrants to the complex did not give their names. As there was a commotion all the residents that live on the Leeuwpoort side came out to help Nicole. Stanley who was the night guard on duty was instructed to not let these entrants exit the complex, he opened the gate for them to exit until the Police arrived. Diverson threw a brick at the unauthorized entrants. Police did not arrive on the scene. Chubb National Alarms was onsite as Unit 07H has armed response.

Incident related to the 27th March 2021 22:00H incident refers to the owner at Unit07H who wanted to exit the complex and security would not open the gate for him. Mr BB Roskruge then jumped the fence. In this incident we realize that the electric fence does not work

Entry Logs 06 April 2021 On this day, Home Owner arrives at 14:57. No security at complex. The Home Owner hooted to indicate his arrival. Building Manager and Security not visible Newspapers are delivered weekly to the complex from the Boksburg Advertiser. We have never had these put into our post boxes or delivered to our houses. They blow around the complex and then get picked up by the security There is a video on file dated 06 April 2021 timed at 23.06. Security was in their guard house. Please note that the Security Guard Book lists times of occurrences and reports logs. How is the security in the guard house when he ment to be patrolling.

Entry Log 07 April 2021 Unit 07H grass last cut on 20th March 2021 post complaints on email dated Tue 16-Mar-21 9:34 AM, Thursday, March 4, 2021 09:20 AM, Thursday, 21 January 2021 08:57 please note the email from the Unit07 H owner indicating the following: Please note that since moving in on the 04 Dec, we have had no garden service. Prior to moving from Unit13W to Unit07H, Trymore did indicate that he would continue with the garden service as part of his duties.We have lived in this new unit for over a month. On Tuesday when I approached him and asked him why is it that he has not cleaned the garden, his response was “communication is key, I must ask him to clean my garden”. Apologies, I do not find his response suitable and frankly I am exhausted of Trymore. I lived Unit13W for close to 3 years and this behavior of his is too much. I indicated to him if he asks Mafadi to pay him, he just looked at me.I then told him that he cannot continue in this manner, and that I will report him. He said “I do not care, report me” and he was raising his voice He needs to do his job and clean gardens as set out in the rules and regulations.We need a gardener who honors their word and does his job without having to ask him.. Is this the correct behavior that Mafadi rewards their employees with?Where you notified about the incident this week where Unit 11W found an intruder in their lounge during the day time ? This image is dated the 07 April 2021 taken at 13.43 , grass last cut 20th March 2021. No raking or edges occurred. Only the grass was cut. Trymore the Building Manager starts to clean the complex at 16.30. No security on site 17.10 Boniface the security on duty, seen sweeping on attempting to take an image he dropped the broom.

Entry 08 April 2021 In the Complex SOS Whatsapp group, Boniface sent the following message Greetings! After being asked by the Building Manager (Mr Trymore) about the Electric box that controls the electric power which Mr Mathew (of unit #13) & Mr Byren (of unit 14) (Both huntingdon side) tried to put it in condition, I was short of words because he said, there was no any communication regarding to the ammendment of the power Box between him & the ones who tried to put it place. see the pictures below and he's asking when are they going to put in place because days are passing now? Owner at Unit 14H responds and says: He said (Trymore) that someone was coming to fix it the next day. When I asked him who the man was taking photos he said the man was coming to fix the electric fencing so we left it as is. Reason we looked at the box is that the electric fence has not worked since the day it was installed and this is not exactly an emergency. Surely. You could come talk to me as I'm app 10 meters away. AND This box was infested with ****roaches. Plus you where using It as a shelf for a old Christmas tree and your clothing. We will Come close it later. get them to fix it as an open box is not as bad as an electrical fence that has never worked. Also Security Guard on duty for the Night Shift was Stanley BUT seen at 17.45 walking towards Spar with Boniface. On seeing my vehicle he turned around and came back to the complex. At 18.10 Stanley was then seen bringing in all the bins on behalf of the “Building Manager” which is not his responsibility. Security should be doing Security work not assisting the Building Manager to bring in bins
