Disputes related to Mafadi property management and it's respective HR vs tenancy rights and protection.
Based on the reviews I've read about this business, in just under a month they have managed to break thier very own codes of conduct and in turn ****ing many tenants off. However I'm not here from a place of anger, just pure dissatisfaction and dissapointment. Clearly these negative reviews hold no weight to the business and as long as it is able to lose and acquire new potential tenants, such issues will continue to be ignored and business will continue as "usual." My story is no different to those expressed by the reviews, Lease agreement issues, overcharging issues, building management issues, leasing agent making promises and denying them in the face of confrontation, the management office ignoring the e-mail we sent to *** and ***. Totalizator house is a newly established property belonging to the business, it is located on 2A Harrison street Marshall Town Johannesburg, the space is beautiful the apartment structures are immaculate there's no denying that however MAFADI's human resources doesn't quite match that standard. Be it a pressure to acquire a sale and/or comission, there is now excuse for treating tenants in such a disrespectful and degrading manner. The leasing Agent went on that even block me off his whatsapp contact list for asking him who the landlord is. On the lease agreement they provided us to sign the signatures are inconclusive if anything but **********. The credit controller is doing her job and that I can appreciate, but in doing so she has managed to inconvenience us. The business is expecting us to pay a total amount R11k+ after moving in under the no deposit special on the 23rd of December to date. Yesterday we received a notice to pay the outsanding balance, failure to which will then result in @ 30 day notice to vacate. I have no desire that mention names of the staff involved, this review affects the business directly, it ought to be in their own best interests to follow up on such matters but they won't, so I'll leave this here for the next person. The facility issue, broken equipment and caretakers not showing interests seems to be a common problem around the business's property's. We as tenants may not fully grasp the concept of property business operations, we rely on the integrity of letting agents hired by the business to represent and conduct all business operations yet these letting agents are the route cause of landlord and tenants issues, falsifying information and bending the will so that everything works for them in the end. As I approach the conclusion of these written works, it is imperative to stress that tenant rights are just a concept and it seems they have no legal standing in the face of property/rental reality. So yes Mafadi will continue and carry on with their day to day business because there is always a potential new "customer" or "victim" around the corner. Threats to discredit our credit ability in future is just dirty and foul play, ridding yourself as a business of any fault caused by the incompetence of your staff i.e. "sending an overly billed tax and invoice statement 3weeks plus than the stated date is lawless. It's a matter of how much money your pockets hold, how serious the government and its prescribed law in this country really is, but we are in South Africa so what happens after a hello Peter review? Something, nothing? This note may have no effect in the business, it may be ignored and disregarded but every single "action breeds consequences equal to such an action, it may not today, this year, this decade but even the strongest kingdom falls at the hands of mismanagement.
