DISAPPOINTING BEHAVIOUR AT MAFADI PROPERTY MANAGEMENT OFFICES IN KRUGER STREET, JOHANNESBURG
I have been a tenant at Greenshank Villas in Princess for the past year and a half. The rental has always been paid in full up until this last month which I am sitting in arrears with, I made two payments to the company during the month, which I sent messages and emails through to state that I'll be sending through. I have been waiting for a response from the Credit controller / Management via email / call / whatsapp with regards to my proposed payment plan, I have not received a response since I first attempted to make contact 9 Septemember 2020. Yesterday the caretaker was instructed to cut off the electricity at the unit I am renting. I called through to the offices and cellphones to find out what was happening. I had spoken to Moses (Credit Controller) and Tendani (Manager), where I was given a run around, the email I initially sent through earlier this month was only opened while I was on the phone with the so called 'manager'. I sent through whatsapp messages with payment notifications and queries regarding my payment plan but received not one response. While I was talking to the manager over the phone, she had asked me if I had spoken to the caretaker to sort out my rental, why would I have. To speak to a caretaker about my rental if you are the so called 'manager'!?!?!? The Credit Controller Moses, said he was having phone problems, which is a poor excuse to ignore a tenant, since no contact was made with me. If a person is having issues with their phone why are they still able to go online on whatsapp and not respond?? This is ridiculous. I have a family of which 2 siblings are doing schooling and exams, mother who has breast cancer, that is dependant on daily medication and hot water and food as hygiene and nutrition is a prioritu for her, who currently stay here with me. The electricity gets cut off without any prior notice or court order as it is stated in Regulation 12 of the unfair practice to the Rental Housing Act. Furthermore other tenants were notified by the caretaker in person. Why would I nor my family be notified? I was on the phone for more than 20 minutes in total throughout the calls with Moses and his manager, and received a 'My Manager Declined the proposed plan, you can go the legal route' and dropped the call. As far as I am concerned, this Credit controller needs to be reprimanded for this and Mafadi management needs to be reviewed. This is incompetence to the max, no service skills whatsoever. Previous credit controller Simphiwe was perfect and knew exactly how to handle these issues. Please can I get assistance from Senior Management at Mafadi to sort this matter out. I am currently sitting without power at the place for 24 hours now. I have to lose a day of sales now at work, as I have to get all of this sorted out. If nothing is done with this matter, this will be taken further legally.
I was accompanied by the Roodepoort SAPS to serve a Court Order that was given to me by the Magistrate, it indicated that the electricity be connected back with immediate effect. The caretaker who it was addressed to acting on behalf of the company,didnt even read the document or sign it. We left with the police and went down to the vehicle for the officers to complete the return of document. The caretaker stood on her balcony and called Moses (Mafadi Credit Controller) she said 'you know how to deal with this, get them evicted'. So we should get an eviction letter now because we came with the SAPS to serve a court order!?!? This is pathetic. How can you be such a heartless person to even wish such!?!? This is not getting resolved by the company, it seems that Mafadi property management has staff who think they own everything. Who think that they are above the law. This needs to be sorted out!!!!!
