********* dealings
I have had the worse experience with an agent named Janette who believes that her clients and opinions superced the law. I have been staying in a property for nearly two years when my lease was up for renewal the owner of the property decided that he wanted to change agencies as he felt it was "financially viable" to change agencies. This was done one week before my lease renewal was due to start. They agent advised him that because he did not stick to the notice of 2 months ethically he would need to go ahead and honor the lease renewal however as his decision should not prejudice my right. After almost two months of hearing nothing and paying the new rental amount the owner of the property called me to say I need to apply again through another agency for the property I am staying in, this included a R1000 admin fee (according to the housing act it is ******* to charge the tennents an admin fee) and if I was successful they would send me a lease. I told him what he was doing was not fair as I signed and payed the according to the new lease agreement and that he new stuck to his 2month notice as per the contract. At which point he told me that I can consider this phone call his 2 month notice to move out, bearing in mind I have never skipped rent or caused any trouble in the 2 years I have been staying in the property. I told him that this is not OK and I would like to speak to the agency directly as they would be better clued up on the legality of the whole matter. I called just property and spoke to the customer service who agreed that if the client did not stick to the lease contract they would need to process with a lease renewal and could not process this as a new application. The lady advised me to contact the agent who would be able to help me. When I called Janette she plain flat would not listen to me and advised that I did not have a legal lease and it did not matter that the client did not stick to the agreement. Futher she said that she would be reevaluating the property and I would be paying at least 2k min extra plus new additional costs as she felt what I was paying was too low, I advised her that this property has a cottage which also gets rented out which is why the rental was placed at the amount I was paying and that I should not be held accountable for extra costs because the client decided to change agencies. Jeanette did not even bother to consider the implications of her clients actions nor the emotional impact this situation is causing instead all she focused on was the money aspect even though I advised her that I had gotten legal advise. It's a pity that I have to now take this matter to the rental tribunal when I have been a good Tennant and all I expect is to be treated within the laws
