THIS IS A REVIEW FOR JUST LETTING/PROPERTY BLOUBERG

We have dealt with Just Letting/Property and with the current tenant since February 2019. We have been dealing with them since at least 2015 (likely even earlier) with regard to other tenants which were not too badly managed but hey, not that great either. Whatever you do folks, do not entrust the rental of your property to this agency!!! To cut a long story short, they do not take any responsibility should the tenant not pay their rent. All they do is send a letter of demand to the tenant and follow up with an email, both of which is perfectly easy for the tenant to ignore, which was done. We pay the agency a percentage to manage the tenant and the property, clearly neither happened here. For what the percentage is paid, who knows? They say there’s a lot of admin involved to manage a property which is what this percentage is for. Are we saying that the letting agencies’ admin costs need to be covered by the client? On several occasions Just Letting were given the opportunity to assist/advise with recuperating the R26k outstanding rent amount. This by me contacting them – yes not once did they contact me - to try and assist with this. I even went so far as to contact their managing director myself, no assistance from him either. So . . . who foots this bill even though we paid an 8% or 10% fee to them to do this on our behalf! Certainly not them, the property is now sold, the new owners have taken occupation, and they just don’t care! I have received no further communication from them even though they’ve had a month to deal with this. To add insult to injury, not once was there a property inspection done whilst this tenant was in place. It turns out that there was a faulty electricity box, both the stove and oven were not in working order – which incidentally cost us over R6k to replace before the new owners were able to take occupancy. All because of the weak excuse that, according to the rental agent assigned to the property, it was not in the contact that regular inspections needed to be done. This was not agreed with by the managing director who indicated that whether it was in the contact or not, regular inspections should have been done. Besides all of this, there was a severe water leak on the property, which was also not timeously taken care of despite the tenant advising them of the high water usage repeatedly. Yet another reason their so-called ‘admin fee’ overlooked to manage the property. Be careful who you entrust your property to and the management thereof people!!!
