Poor communication and continous billing while not staying in the property
In May 2025, I signed a 6-month lease contract with Just Property Elite in Carletonville. The documents I signed and returned indicated that I would stay in the property for six months. I stayed in the property from June 2025 until September 2025, which was only four months into my 6-month lease agreement.
Initially, I complained about the low water pressure, which was caused by multiple rooms sharing a single source. The owner purchased a tank and pump, but they were never installed. Additionally, the room I rented had a weak ceiling, making it difficult to have private conversations due to noise from neighbouring rooms. I complained about this issue as well, but nothing was done.
I had moved to the area for work and needed a quiet place to rest, but the noise made it impossible. In September, I informed Angela from Just Property that I would be working in another area and couldn't continue staying there due to the distance. She advised me to honour the lease agreement and provide at least one month's notice. We agreed that they would take my deposit and cover October's rent, and she would send me a cancellation fee invoice (between R1200 and R1500).
However, I never received the invoice, and I've been receiving statements with outstanding rent accumulating every month. I've tried contacting the company, but they don't respond to my messages and emails, and the account remains active with accumulating arrears.
Angela expected me to relocate and continue paying rent until the lease ended. I believe I gave proper notice and authorised them to use my deposit as last month's rent. I waited for the cancellation fee invoice, which never came. I have been getting statements every month of the outstanding rent, and it has been accumulating. I have tried to reach out to the company to find out why my account was still active. They don't respond to my messages and emails. They are ignoring my communications, and the account is still accumulating Arrears. Angela was expecting me to relocate and still pay rent until the lease was done. I gave her notice and gave them the go-ahead to take my deposit as last month's rent.
