JustPropery or JustPathetic?
I have been renting with just property for just over a year. I moved from one just property unit into another, thought it would have been a smooth transition since I’m a good tenant, but it was very far from smooth. I moved out of a house at the end of December 2021 and I had made holes in the wall of the house. When I gave in my notice to move I asked them for the specific paint colour of the walls which they provided me with so I could cover up the walls (because I’m a good tenant). After I covered the holes and put the base colour on I app**** the paint colour they told me to buy and it did not match. They then told me that unfortunately the wall colour had faded over the years so I was responsible for the re painting of the WHOLE house which they quoted me R5000 for. They gave me two days to get quotes and they would not accept me doing it myself, and needed a quote. I accepted my fate at the time (which I now regret, as it is not the tenants responsibility to repaint the whole house). I then blissfully moved into another unit with justproperty. Unfortunately/fortunately my stay was not long at the new property as I had to relocate for work 3 months later. Needless to say, I had learnt my lesson about the previous house and put nothing on the walls. I cleaned up the unit before I left to the different city. I was charged around R2500 for ending my lease earlier. I was supposed to hand in my keys 4 days before the last day of the month and unfortunately my movers were late (I was part of a shared load so I did not really have much control) so I could not hand my key on the day I said I would. I then moved the date of keys to be handed in to the last day of the month, as I am paying rent until then. I had to ask if I would be refunded for the days I have handed my keys in (if I hadn’t asked I can assure you they would not have mentioned it and I would have lost more money). I have only been living in the unit for 3 months so it was very neat. With their outgoing inspection this is what I got from them:
“Please find attached the ingoing and the outgoing inspection reports. After comparing the reports, the following issues have been identified which you may be liable for:
Kitchen: - Some spots and marks on the walls (minor) - Bottom shelf showing some swelling. Might be water damage.
Courtyard: - Some dogs waste and ****s growing through the paving
Lounge: - Spots and marks on various places on walls - No runners for curtain rails
Passageway: - Mark on corner at bottom - Trap door with some marks and not closed properly.
Bedroom 1: - Some marks on walls - Cupboard a bit dusty - No runners for rail
Main Bedroom: - Marks on the walls at various places - No runners for rails.
We will liaise with the landlord and obtain quotes to repair the issues identified. Once received, I will send it to you for approval. “
I told them they do not need to get quotes for MINOR marks on the wall and I will make a plan to get it the units walls cleaned and runners replaced and the 1 or 2 ****s in the courtyard taken out. And I know it was 1 or 2 ****s because I had removed the others myself the day I moved out.
Just keep this in mind next time you rent from JUSTPROPERTY. They are sly and will ***** your money, and keep your deposit as ransom until they get what they want.
