Just Property Hartenbos: Inadequate managing agent services

.Our Sectional Title scheme has had a highly disappointing experience with Just Property Hartenbos as our managing agent. The overall quality of management has fallen far below what is expected from a professional sectional title service provider.

We have experienced ongoing issues with maintenance, poor financial management practices, and unclear or inconsistent enforcement of conduct rules. These concerns have escalated to the point where they are now officially before CSOS for investigation.

One of the most serious issues is that significant decisions were made without holding the required meetings or obtaining proper approval from owners, which has placed our complex under avoidable financial pressure.

Based on our direct experience, I strongly caution any body corporate to thoroughly assess the competence and sectional title knowledge of this managing agent before appointing them. In our case, the lack of proper governance and procedural compliance has created serious risks for our scheme.

This review reflects our genuine experience and serves as a warning for others to be extremely careful when choosing a managing agent for their complex.
