Just Property are a bunch of *******

They have hugely short paid us on our deposit after after 22 month of rental. My fiance began renting in 2015. When she took ownership of the place, we provided them with a detailed list of pictures and points that were picked up. The current owner was not willing to repair much as he was selling the unit.

One of these issues were the walls that had peeling paint , in the Bathroom, Lounge and Kitchen. These were never painted in the time we were living there. Just Property had us take a 6 month lease as the place was on the market by the current owner. When the place got sold we were asked to sign another lease and the rent which was not meant to be raise was raise. They then raised the rent again when the second 6 month was over.

During this period of the second 6 months the unit was bought by another person and he was prepared to still rent to us. He too did not painting. We made a not of this on the last lease document.

We moved out earlier this month. I asked them to provide a recon which they did not. They then refunded us with a R1400 amount , from R6000. They went on leave for the long weekend and left us wondering why such a small amount was paid. Infact when I asked for a recon the manager sent me a 5 line mail, no letterhead, no proof of quotation etc. In the recon a few points were listed.

The also billed us for drawing up of the recon and the outgoing inspection, which we did not agree to when signing a lease renewal. See attached document, where we scratched out these costs.

They are taking days to get back to us with queries of proof and picture from there 2015 assessment, and the admin person that we are speaking to does not seem to understand the past fact of flats poor condition. She is ******** and directed by her management to communicate in a vague manner. The manager of the branch does not come back to me and is being elusive when we asked for a face to face meeting.

The complex has a huge issue with dampness, which the current owner is well aware.

I have all the prove and picture that I can send on. Please advise how we can move forward with this complain? I have also done some research on HelloPeter and there are numerous complains of this company not refunding peoples deposits.

Here is there list of what they billing us for:
Ceiling and walls have very bad mildew
No plug at bath ( Push plug)
Plug at basin broken (Push plug)
Pantry door top hinge very loose
Oven dirty
Walls drew on behind the bedroom door
This was there recon
Rent Secure = R5461,05 plus your utility deposit R550,21 = R6011,26

Your deposit was reconciled as follow:
*Out Insepction - R350,00
* Deposit Recon Fee - R95,00
* 4 Days Pro-Rata Rental - R696,76
* Out Damages / Maintenance - R3470,00
Amount refunded to you R1399,50
In the above we were not supposed to be billed for the Out inspection and Deposit recon either. On another note, they have not provide the interest amount gained on the deposit.
