Just Property agent ******* tactics

I have used Just Property as an agent managing my tenants since 2021. I experience many late and delayed payments, however while I understand that this is in breach of the contract, I have tolerated and managed it only by following up on emails and telephone calls on a regular basis.

But now they have started something new which is completely intolerable. They charge for repairs without notifying me as landlord of the need for the repairs. I just see money deducted from the rental amount at the end of the month. In this particular case, the CEO/ principal franchisee is a relative of the maintenance head- how convenient. The charge on the work as you’d imagine, is overpriced.

When I demand that they refund me my money, they refuse and tell me they will only refund me if I send a quotation. So if they have already repaired, without telling me what the problem was, how do I get a quotation? And secondly, nowhere in our agreement does it say that this is how repairs are to be managed.

Interestingly, this new behavior starts immediately after renewing a contract with the tenant. The CEO tells me if I want to exit the contract, I have to pay him for the duration of the term of the lease.
