Elongated process of registering property
I am in the process of purchasing property in Lephalale through Just Property. I saw the advert on Property 24 and I liked it so I called the sales person for further information regarding the property. We made an appointment to view the property which went well as I was impressed with the property and the price it was being sold for. I went on to sign the offer to purchase which was on the 16th September 2019. My home loan for the property was approved by the bank on the 27th September 2019; I immediately informed the salesperson that the loan had been approved so that they could start preparing the paperwork for transferring the property to my name. I requested for early occupation of the property which was accepted; we signed a lease agreement. I have been occupying the property from 01 November 2019 to date.
The problem I am experiencing is that the property has not been registered in my name yet which is five months from the day my home loan was approved by the bank. My attorney fees were paid to the attorneys working with just property on the 19th December 2019 - the same day that I signed the transfer documents.
I think that the process of registering the property is taking longer than it should take which is inconveniencing me greatly. One of the contributing factors to the delay of the registering process which is worth mentioning is that the seller of the property delayed the signing of certain documentation because he/she was not reachable and that he/she lost the title deeds for the property. I had personally anticipated that the property would have been registered in my name by latest end of January 2020 and that I would have started paying my bond by now. Due to the delays experienced I am obliged to pay occupational rent to the owner each month after the anticipated time has elapsed which I think is not justifiable. I also cannot get a commitment from the attorneys working with property 24 on when the property will be registered in my name so that I can start planning the payments for my bond and planning my future.
I think that the service which I am getting from Just Property is poor and I would not consider buying property through them in the future if this is the kind of service they provide.
