Just Property Alberton - I signed a contract and started renting with Just Property Alberton in December 2021. When we moved in and did an incoming inspection, there were things which were broken and things that needed proper cleaning that we were promised were going to be sorted out in the two months we moved in. I mean it was major stuff like doors that needs to be replaced, cracked toilet sit, cracked toilet basin, stove plug, oven switch, kitchen door cupboards, dirty and smelly carpets and much more. As the months passed nothing was fixed except for the toilet basin because it had cracked, it started leaking and broke into pieces. We also complained about dirty walls they sent people to come paint, who also did not do a proper job and they promised they will come back and they did not. In October 2022 a month before the contract expired, I got an email to ask if i will renew contract. I rep**** by saying I will renew on condition that they fix what needed to be fixed when we moved in. I gave them a list of what needed to be fixed, got a snorty response from Maryke Pucjlowski asking why do I want the door to be replaced instead of being painted. Anyway they agency sent a contractor to come to check what needed to be fixed. No feedback after. Contract ended in November 2022, I was still staying in the property and now the stove plug is broken even worse which was now a danger to the family, I reported and they promised to send someone to come fix. The agent Vuyani Ngcatshe came to do an inspection, I confirmed to him I am still waiting for things to be fixed. On the 16th December I got a WhatsApp message from agent Vuyani that Mona Broadhurst had sent a new contract for me to sign. At the time I couldn't check contract as I didn't have access to my mails as I was in hospital. Came back and no contract received, nothing was fixed, dangerous plug still not fixed, I had paid rent paid. I made a call and complaint about plug and they sent contractor to come fix the plug. January still nothing more fixed, I decided I would look for a place and move out since no contract was signed. I send communication and Lookie Tsotetsi who confirmed I still need to give one month notice. I sent the notice and they received a long list of penalties which they claim I am liable for and they say even though i did not sign the contract they have a clause on the contract that states the previous contract carries over. I checked the contract I sign for Dec 2021 to Nov 2022 and there was nothing like that, they had a clause that states if no contract renewed or signed, it would be taken a a month to month renting and would need to give 1 month notice for termination and nothing about the penalties. I sent them a copy of their contract to confirm the clause. They then come back to me (Maryke Pucjlowski) saying on communication with Mona, I agreed to renew and maintenance was done . I then send a screenshot on the communication showing the condition i would renew contract with them and mentioning they should stop trying to find something to pin point because I feel they are trying to find something to make me pay for penalties which I am not liable for. Maryke took it personal again and told me I am liable as I breached a contract ( Which contract) and to find a lawyer if I am not happy with what they are telling me. I gave all evidence, the contract, the clause, communication from 16th January 2023 that confirms that no maintenance has been done but still these people keeping looking for something to pin me down to pay and maybe not to get my deposit. Jumping from one point to another. I feel they are just being ******. I have done what I have to do, they must just honor their end of the bar and acceptance of my notice and confirm I will be getting my deposit back instead of trying to ***** me. I have seen may reviews about Just properties playing tricks just not to pay Deposits, I hope this is not the case.
