Unfair business
Jawitz Properties Kempton Park. Money hungry wolf's together with their partners White House Estates. Don't operate within the rule of law and ignore Court Rulings. Act like they are untouchable mafia style. Evict you with false pretenses once you stand on your rights.Don't reply on emails Overcharge water & electricity. Not to speak of the hostility from staff & management.Refuse to return your deposits. The WORST estate agency ever dealt with. But as the saying goes Karma is a *****. It is quite a long explanation but will try my best to explain all. I moved into one of their rental properties in March 2017. From the start I was overcharged for water & electricity. Water account from Council was divided equally between the ten units whether there was one or ten occupants per unit. None of the units has water meters. I then decided to install my own meter to measure my water usage. I measured only 5Kilo Litre use per month. Electricity charges were extremely high and an electrician was sent to change the element & thermostat which didn't solve the high electricity usage. I did some analysing to deferment the high usage. I switched the geyser off for 12 hours and only measured ONE kilo watt of electricity usage then switched off all other electricity except for the geyser and measured a twenty kilo watt usage. I then arrange a meeting with the Consultant Ria & the Principal Allan and explain the situation. Allan got very hostile towards me and said that it was normal for a geyser to use so much electricity trinity and let the meeting without any solution to resolve the problem. On 23 December 2017 I arrived home to find the geyser has burst. The geyser was replaced and the plumber informed me the insulation on the geyser was beyond its life span and that caused the geyser to loose heat and will have the element to over work which was the cause for the geyser to burst.I installed a timer on the geyser to control the operating times of the geyser. My electricity usage then dropped considerably. The Body Corporate then decided to change the electricity charges towards the tenant. The tenants usage will be deducted from the account from the council and the difference will then be devised by ten (number of units in the complex) and was charged as Communal Charges. I sought legal help regarding all the over charges and was informed that according to the House Act 55 communal electricity is for the account of the owner and should be recovered via the Levies. This was shared with White House Estates but was ignored and the Comm Elect was charged every month. I then decided not to pay the Comm Elect charges. I was then charched a R150.00 insufficient payment. I then approached the Rental Housing Tribunal. The Tribunal ruled in my favour and the Estate Agency had to deduct all the Comm Elect & Insufficient Charges from my account and only charge me a flat rate of R200.00 for water. The Estate Agency did not adhere to the ruling. December 2018 I received a noticed to vacate the premises as the owner is selling the Unit. I then vacated the premises at the end of January 2019. The keys was returned to the Estate Agency on 31/01/2019. In February 2019 I received a rebate of R2445.00 from the Estate Agency. Not long after I received a mail from the Portfolio Manager (Adel) stating I must return the money as it was wrongly paid out but I refused until my account was corrected. I received another mail from the Property Manager (Desire) stating my deposit will not be returned to me due to the Water Meter I installed and waiting on a quote from a plumber to remove the meter. I rep**** on the mail and asked that the Water Meter returned to me once it was removed but up to date & time I received no comms from either Jawitz or White House Estates. To date still had no reply from Jawitz or White House Estates and neither my deposit was returned.
