Jawitz Properties is the worse Estate Agency to use.
Dear Hello Peter, I would like to report some gross negligence that i have recived from Jawitz Properties and the lady I was dealing with is called Lee Hallett. I was informed by Lee Hallett to collect keys from security at the gate for the flat I had paid rent for and paid deposit from the start of 1st Dec 2018. I arrived at the flat to collect the keys and move in on the 2nd of Dec 2018 only to be told by security at the gate that the tenant who was meant to move out was still in the flat and had not vacated the premises. This led to the events outlined below:
1. The cost of labour to do the job of the estate agent which is to make sure that the exiting tenant had vacated the premises. It is not my responsibility to be doing this nor to be speaking to tenants and having to tell them to move out or demand keys from them. This was actually work that I was doing on a Sunday afternoon and I am charging payment for this. 2. I spent the entire day at the complex sorting out the nonsense that I arrived to. This resulted in me having to cancel other urgent appointments that I had planned for which have to still do with my move to Johannesburg. 3. I was greeted by very rude security staff at the gate of the premises of Eagle Dawn who seem to be friends with the exiting tenant who was still at the premises and they were even refusing to allow me to enter the premises based on the fact that i did not have keys yet I am the current tenant who has paid rent and should be allowed entry into the flat despite having keys or not. 4. I have had to incur the cost of replacing locks and keys for the flat by calling the locksmith because the exiting tenant appeared to still have spare keys to the flat even upon giving me the keys to the flat because he managed to still open the flat after giving me the keys. 5. The attitude of the tenant who was trespassing in the flat was negative and he did not appear to be in a hurry to leave. 6. There has been a serious breach of the lease already by allowing the tenant who was meant to have left the premises on the 30th of November 2018 to still live in the flat until the 2nd of December 2018 of which the Estate Agent knew nothing about. This is very highly gross incompetence and I have never in my life heard of such a situation. You can never assure the incoming tenant that the flat is ready for occupation when you have not physically been to the flat to check that it has been vacated. You cannot be telling me that you phoned the tenant and they confirmed over the phone, you are meant to have seen that the flat was vacated. I will be reporting this to the rental board association as it is completely unacceptable to put it mildly. I will also be claiming back my rent amount for the 2 days that the exiting tenant was in the flat. 7. I had to pay the person I came with and incur the costs of fuel, buying food and water while waiting at the premises for the tenant to vacate and the costs to pay the person that I came with for their time that had not been planned on spent wasted at the flat waiting for the locksmiths and the tenant to vacate the premises. 8. I had to make several phone calls and use my data to sort out all of the above
Please advise how much compensation i can expect to get for this. I will be also reporting this to the rental board association.
